# Buying in Melbourne's northern growth corridor: Mickleham, Kalkallo, Donnybrook, Wollert, Craigieburn and Beveridge

**In short:** Melbourne's northern growth corridor, running up the Hume Freeway from Craigieburn through Mickleham, Kalkallo, Donnybrook and Beveridge and east to Wollert, offers some of the city's most accessible new housing. Most buyers purchase house-and-land packages or titled lots, finance them with a construction loan, and combine the First Home Guarantee, the $10,000 First Home Owner Grant and the first home buyer duty exemption to keep the deposit small.

Craigieburn is the anchor. It has the hospital precinct, Craigieburn Central, established schools and the metro train. Everything north of it is newer, cheaper per square metre and further from the city. Everything east towards Wollert trades rail access for proximity to Epping's shopping and the Northern Hospital.

### Infrastructure to know about

- **Hume Freeway** is the spine, with the Beveridge interchange and ongoing works at the Craigieburn and Donnybrook Road ends.
- **Donnybrook station** on the Seymour V/Line line is the practical rail option for Kalkallo, Donnybrook, Mickleham and Beveridge residents heading to the city.
- **Mickleham Road and Craigieburn Road upgrades** are widening the main east-west and north-south connectors.
- **Merrifield** in Mickleham is planned as a major town centre and employment precinct.
- **Beveridge** is earmarked for a large intermodal freight terminal, which will shape jobs and traffic around it over the coming decade.

Timelines on government projects move, so check current status before treating any of them as a reason to buy.

## What you are actually buying

Most stock in the corridor is one of three things.

### Titled lots

Land that has been subdivided and registered, ready to build on. You pay for the land now and choose a builder separately. Duty is charged on the land price only. First home buyers pay no duty on land purchases at or below $600,000 when the home will be their principal place of residence, which covers almost every lot in the corridor.

### House-and-land packages

A land contract plus a separate build contract with a nominated builder. Financed with a construction loan that draws down as the build progresses. ### Established homes

Craigieburn and the older parts of Wollert and Mickleham have plenty of 5- to 20-year-old homes. No construction risk, immediate occupancy, but no First Home Owner Grant, which is only for new homes.

## A worked example in Kalkallo

For illustration, a first home buyer couple with permanent residency buys a titled lot in Kalkallo for $360,000 and signs a build contract for $330,000, total $690,000.

The $10,000 grant is usually paid at the first construction drawdown and can be applied to the build. At 6.00% p.a. over 30 years, the fully drawn $655,500 loan would cost about $3,930 a month. During construction you pay interest only on the amount drawn, which is a useful breather while you are also paying rent.

Compare that with a $690,000 established home in Craigieburn: duty on the sliding concession between $600,001 and $750,000 rather than nil, and no grant. ## Loan tips specific to the corridor

1. **Valuations on new estates can be conservative.** Lenders value house-and-land on the contract price or the valuer's figure, whichever is lower. Very high-spec builds on standard blocks sometimes value under contract. Keep a buffer.
2. **Lot registration dates slip.** If your land is not yet titled, the settlement date depends on the developer. Pre-approvals expire, so ask your broker to time the application to the expected title date.
3. **Rebates and incentives from builders and developers** are often treated as a reduction in price by lenders rather than as part of your deposit. Do not assume a $20,000 rebate counts as savings.
4. **Check the First Home Guarantee cap for your address.** Melbourne and Geelong is $950,000 and the rest of Victoria is $650,000. Hume and Whittlesea suburbs are in the Melbourne area. Beveridge sits on the Mitchell Shire boundary, so confirm your specific address with Housing Australia.
5. **Budget for what the package excludes.** Driveways, fencing, landscaping, window coverings and site costs above the allowance are common surprises. Estimate them before you set your borrowing limit with the [borrowing power calculator](/calculators/borrowing-power/).
6. **Consider a longer pre-approval strategy.** Some lenders offer construction pre-approvals that run for longer than 90 days, which suits staged land releases.

- **Buyers who want an established suburb now:** Craigieburn, with the widest choice of schools, shops and public transport.
- **Families prioritising a new home close to Epping:** Wollert, with the Northern Hospital and Pacific Epping nearby.
- **Buyers watching long-term town centre development:** Mickleham, around Merrifield.

For buyers who want a new home at a lower entry price than Melbourne's middle ring, it is one of the most accessible areas in the city. The trade-offs are distance from the CBD, reliance on the Hume Freeway and Donnybrook station, and infrastructure that is still catching up. Buyers who plan to stay for the long term tend to do well.

### Do I pay stamp duty on a house-and-land package in Victoria?

Duty is generally charged on the land contract only, because the house does not exist when you sign. First home buyers pay no duty on land up to $600,000 when it will be their principal residence, and a sliding concession applies up to $750,000. Confirm the treatment for your contract with the State Revenue Office or your conveyancer.

### Can I get the First Home Owner Grant in Mickleham or Kalkallo?

Yes, if you build or buy a brand new home that has never been occupied, the total value is $750,000 or less, at least one applicant is an Australian citizen or permanent resident, and you live in the home for 12 continuous months starting within 12 months of completion. Most house-and-land packages in the corridor qualify.

### How is a construction loan different from a normal home loan?

A construction loan is released in stages as the builder reaches milestones such as slab, frame, lock-up, fixing and completion. You pay interest only on the amount drawn during the build, then the loan converts to normal principal and interest repayments. The lender inspects each stage before releasing funds.
