# Offset account hacks to pay off your home loan faster

**In short:** An offset account reduces the loan balance your interest is calculated on, every day, without locking your money away. The most effective habits are having your salary paid into it, running everyday spending through a credit card paid in full each month, keeping your emergency fund and lump sums there, and never confusing it with redraw. Done well, an offset can cut years off a 30-year loan.

Offset accounts are the most useful feature on an Australian home loan and the most under-used. Most people have one, put a bit of money in it, and forget it. This post explains the mechanics briefly and then gives you the practical habits that turn an offset from a nice-to-have into the thing that gets you out of debt years early.

## How an offset works in one paragraph

Your lender calculates interest daily on your loan balance minus the balance in your linked offset account, then charges it monthly. Money in the offset earns no interest itself, but it reduces the interest you pay at your loan rate, tax-free, and you can withdraw it any time. ## The maths that makes it worth the effort

For illustration, a $600,000 loan at 6.00% p.a. over 30 years, principal and interest, repayment $3,597 a month.

### Why an offset beats a savings account

Interest earned in a savings account is taxed at your marginal rate. Interest saved in an offset is not taxed at all. For someone in the $45,001 to $135,000 bracket paying 30% plus the 2% Medicare levy, a savings account would need to pay about 8.8% to match a 6.00% offset. In the $135,001 to $190,000 bracket, 37% plus 2%, it would need about 9.8%. No savings account is paying that.

## Hack 1: have your salary paid into the offset

Every dollar in the offset for even one day reduces that day's interest. If your household earns $12,000 a month and it lands in the offset on the first of the month, the average balance across the month is far higher than if it goes into a transaction account and drips out. Over a year, that difference alone is worth hundreds of dollars, and it costs nothing.

## Hack 2: spend on a credit card and pay it in full

Put everyday spending on a credit card with an interest-free period, leave your cash in the offset for the whole month, then pay the card in full from the offset on the due date. Your money spends up to 55 days reducing your mortgage interest before it leaves.

This only works if you pay the card in full, every month, without exception. If you carry a balance, the card interest wipes out the benefit many times over. If you know you will not be disciplined, skip this one.

## Hack 3: park everything in the offset, including your emergency fund

Your emergency fund, your holiday savings, your tax provision if you are self-employed, and any bonus or tax refund should sit in the offset rather than a separate savings account. The money is just as accessible and it is working harder. Many lenders let you open several offset accounts on one loan, so you can label them "emergency", "car", "holiday" and keep your budgeting habits without losing the interest benefit. ## Hack 4: do not let a lump sum sit in the wrong place

Selling a car, receiving an inheritance or getting a work bonus? Into the offset the same day. For illustration, $20,000 sitting in a transaction account for three months while you decide what to do with it costs you about $300 in interest on a 6.00% loan. Decide later; offset now.

## Hack 5: understand offset versus redraw

Redraw lets you take back extra repayments you have made, but the lender controls the terms, can limit or freeze access, and moving money out of redraw and back in is slower. Offset money is yours in a normal transaction account. ## Hack 6: make sure the offset is really 100%

Some loans offer partial offsets or offsets that apply only to a fixed portion. Some basic loans offer none at all in exchange for a slightly lower rate. If your offset balance is regularly above $10,000 to $20,000, a full offset usually beats a marginally lower rate. If you keep almost nothing in it, the cheaper loan with redraw may be better. If you fix part of your loan for certainty, keep the offset linked to the variable portion and make sure the variable portion is large enough to absorb your savings.
