# Sydney suburbs popular with Nepali families: home loan notes for each

**In short:** Sydney's Nepali community clusters along the Illawarra line (Rockdale, Kogarah, Hurstville), the inner west (Auburn, Strathfield, Ashfield) and the western and south-western growth centres (Blacktown, Parramatta, Liverpool, Campbelltown). Units dominate the first group, houses the last. With PR, the First Home Guarantee ($1,500,000 Sydney cap) and the NSW duty exemption to $800,000 apply in all of them.

Sydney has Australia's largest Nepali population, and it is organised around train lines. Where a family lives tends to follow where the first job or first share house was, and the suburbs below have grown into full communities with grocers, restaurants, temples and associations. This post looks at each from a lender's angle: what kind of property you will be buying, which NSW and federal schemes apply, and where lender policy is tighter than buyers expect. Read it alongside our [Sydney mortgage broker page](/mortgage-broker-sydney/).

## Key takeaways

- The Sydney Guarantee cap of $1,500,000 covers almost any first home; the practical limit is what your income can service at the lender's rate plus 3 percentage points.
- The First Home Buyers Assistance Scheme removes transfer duty to $800,000 and reduces it to $1,000,000, which matters most for units in the St George and inner west suburbs.
- The NSW FHOG of $10,000 is for new homes to $600,000 (house-and-land to $750,000), so it is mostly relevant in the outer south-west and north-west.
- Lenders apply tighter rules to small units, high-density postcodes and buildings with defect history. Strata reports matter.
- PR holders can buy established homes. Temporary residents cannot and must buy new with FIRB approval.

## The NSW rules that apply in every suburb

| First Home Owner Grant | $10,000 for a new home to $600,000, or house-and-land to $750,000 |

## Suburb by suburb: property type and lending notes

| Suburb | What you will mostly find | Home loan note |
|---|---|---|
| [Rockdale](/mortgage-broker/rockdale/) | Older walk-up units, newer apartment towers near the station; the community's traditional heart | Two-bedroom units often sit inside the $800,000 duty-exempt band; check building defect history and strata levies |
| Kogarah | Units near the hospital and station, some houses | Hospital shift income common among buyers; small studios are hard to finance at 95% |
| [Hurstville](/mortgage-broker/hurstville/) | High-density apartments, some houses further out | Some lenders limit LVR in high-density postcodes; larger units and houses are easier |
| [Auburn](/mortgage-broker/auburn/) | Units and older houses; mixed South Asian shopping strip | Units inside the duty-exempt range; houses often above $1,000,000 |
| [Strathfield](/mortgage-broker/strathfield/) | Apartments near the station, expensive houses | Most first purchases are units; concession band to $1,000,000 matters here |
| Ashfield | Older units, some semis | Art deco and 1960s blocks value well; check owners corporation records for major works |
| [Blacktown](/mortgage-broker/blacktown/) | Houses, townhouses, growing apartment stock | Houses inside the duty-exempt band are still findable; the FHOG applies on new builds further north-west |
| [Parramatta](/mortgage-broker/parramatta/) | Apartment towers, some houses in surrounding suburbs | Many lenders have postcode concentration limits on new towers; houses in Wentworthville or Westmead are simpler |
| [Liverpool](/mortgage-broker/liverpool/) | Houses, units near the station, new estates to the south-west | House-and-land packages with the FHOG and land duty exemption are realistic here |
| [Campbelltown](/mortgage-broker/campbelltown/) | Houses on larger blocks, new estates | Cheapest houses inside Sydney's Guarantee zone; long commute affects some lenders' expense assessment |

## Worked example: a unit in Rockdale versus a house in Campbelltown

A couple with PR since March, a nurse and a warehouse supervisor, have $45,000 saved.

**Option 1: two-bedroom unit in Rockdale for $780,000.** Deposit 5% $39,000, loan $741,000 under the Guarantee, transfer duty nil (under $800,000), no LMI. Monthly repayments for illustration at 6.00% p.a. over 30 years: about $4,443, plus strata levies of a few thousand dollars a year, which the lender counts in serviceability.

**Option 2: three-bedroom house in Campbelltown for $800,000.** Deposit $40,000, loan $760,000, duty nil, no LMI. Repayments about $4,557 a month, no strata, but a longer commute and higher car costs.

The lender's decision is driven by the buffer: at the assessment rate the two loans need similar income, and the unit's strata levies narrow the gap further. What differs is the property risk. Some lenders cap high-density Rockdale and Hurstville buildings at 80% or 90% LVR, which would push the couple out of the Guarantee's 95% lending on that particular building. The Campbelltown house has no such issue. ## Community notes

Rockdale and Kogarah have Nepali grocers, momo and thakali restaurants, and a temple presence within walking distance of the stations; Hurstville adds the South Asian supermarkets. Auburn's shopping strip is a Saturday fixture for families across the west, and Strathfield and Ashfield have Nepali restaurants and weekend language classes. In the west and south-west, Blacktown, Parramatta, Liverpool and Campbelltown each have their own grocers and community groups. Hindu temples and Buddhist centres across western and southern Sydney host Dashain, Tihar, Teej and Buddha Jayanti, and the NSW Nepali associations run cultural programs, sports tournaments and blood drives that are the community's information exchange.

## Lender and document notes for new PR households

In any of these suburbs a lender wants passport and PR grant notice, two payslips and an ATO income statement, three months of statements showing 5% genuine savings, and a clean Australian credit file. Gifts from family in Australia need a gift letter and bank trail; money from Nepal is not a lawful source under Nepal Rastra Bank rules and lenders will not accept undocumented funds. For units, add the strata report and the owners corporation's insurance certificate. The [documents checklist](/guides/home-loan-documents-checklist/) has the full list, our [new migrants guide](/guides/home-loans-for-new-migrants/) covers the before-PR picture, and [pre-approval](/guides/home-loan-pre-approval/) is essential before any Sydney auction.

## Frequently asked questions

### Are units in Rockdale or Hurstville harder to finance than houses?

Often, yes. Lenders set lower maximum LVRs in some high-density postcodes, exclude units under about 50 square metres, and look hard at buildings with defect or cladding history. A unit that passes those tests is financed like any other property. Ask your broker to check the specific building before you pay a holding deposit.

### Where can I still find a house under the $800,000 duty-exempt limit?

Campbelltown, parts of Liverpool and Blacktown, and the newer estates beyond them. Inside the St George and inner west suburbs, $800,000 buys a unit rather than a house. New house-and-land in the south-west and north-west can add the $10,000 FHOG if the total is under $750,000.

### Does the Guarantee work on a Sydney apartment?

Yes, if the lender accepts the building at 95% LVR and the price is under $1,500,000. The scheme does not exclude apartments; individual lender policy on the building is the constraint. Larger apartments in smaller blocks are the easiest.
