# Where Nepali families settle in Australia, and why

**In short:** Nepali families in Australia cluster in Melbourne's northern growth corridor, Sydney's south and west, Brisbane's southern suburbs, and growing pockets of Adelaide, Perth, Hobart and Darwin. The pattern follows jobs in health and hospitality, affordable new housing, universities, and the community infrastructure that arrives once enough families settle: temples, grocers, language classes and Dashain gatherings. Where you settle also decides your first-home price cap and stamp duty.

We are not going to quote population figures. Census numbers date quickly and the community grows faster than any table. What we can describe is what we see from the office in Mickleham and from clients across the country: why families choose a suburb, what it costs to buy there, and how the local rules differ. If you are deciding where to put down roots after PR, this is a starting point.

## Key takeaways

- Nepali families settle where three things meet: skilled work, new affordable housing and an existing community.
- Melbourne's north and Sydney's south and west are the largest hubs; Brisbane, Adelaide, Perth, Hobart and Darwin are growing, often through regional visas.
- First-home price caps, duty concessions and grants differ by state, so the same $650,000 budget buys a different outcome in each city.
- Community infrastructure lowers the cost of settling: shared childcare, festival networks, Nepali-speaking professionals and word-of-mouth on lenders.
- A national lender panel means the loan can follow you wherever you settle.

## Melbourne's north

The corridor from [Broadmeadows](/mortgage-broker/broadmeadows/) through [Roxburgh Park](/mortgage-broker/roxburgh-park/), [Craigieburn](/mortgage-broker/craigieburn/), [Mickleham](/mortgage-broker/mickleham/) and [Kalkallo](/mortgage-broker/kalkallo/), and east through [Epping](/mortgage-broker/epping/) and [Wollert](/mortgage-broker/wollert/), is the heart of Nepali Melbourne. Why here: house-and-land packages priced within reach of two ordinary incomes, hospitals and aged care employers, the airport and logistics jobs, and a community that has been building for over a decade. Nepali grocers, momo restaurants, temple committees and weekend language classes are all within a short drive, and Dashain and Tihar programs fill community halls in Craigieburn and Epping every year.

For buyers: Melbourne and Geelong carry a $950,000 First Home Guarantee cap, Victoria charges no duty to first home buyers up to $600,000 with a concession to $750,000 (see the [State Revenue Office](https://www.sro.vic.gov.au/)), and the $10,000 First Home Owner Grant applies to new homes up to $750,000. Land tax does not apply to the home you live in.

## Sydney's south and west

Sydney's Nepali community grew around the universities and the hospitality trade, and it concentrated in the south around [Rockdale](/mortgage-broker/rockdale/), [Hurstville](/mortgage-broker/hurstville/) and Kogarah, and in the west around [Auburn](/mortgage-broker/auburn/), [Strathfield](/mortgage-broker/strathfield/), Ashfield and [Blacktown](/mortgage-broker/blacktown/). Train lines to the city and the airport, apartments and townhouses that suit new households, and a dense web of Nepali businesses hold the community there even as prices climb.

For buyers: the First Home Guarantee cap for Sydney, Newcastle and the Illawarra is $1,500,000, and NSW exempts first home buyers from transfer duty up to $800,000 with a concession to $1,000,000 at the time of writing ([Revenue NSW](https://www.revenue.nsw.gov.au/)). The NSW grant is $10,000 for a new home up to $600,000, or $750,000 for a house-and-land build. Our [Sydney mortgage broker](/mortgage-broker-sydney/) page covers the local lending picture.

## Brisbane's south

Queensland's Nepali community is younger and spread through Brisbane's southern suburbs, with nursing, aged care and hospitality drawing families north from Sydney and Melbourne. Affordability is the pull: the [Brisbane](/mortgage-broker/brisbane/) First Home Guarantee cap is $1,000,000, and first home buyers pay no transfer duty on a new home or vacant land at any price, with established homes exempt to $700,000 and a concession to $800,000. Check the current grant amount for new homes with the Queensland Revenue Office.

## Adelaide, Perth, Hobart and Darwin

Regional visas built these communities. Nurses and carers on 491 nominations, chefs sponsored by regional employers and graduates of local universities settled, then families followed.

| City | First Home Guarantee cap | First-home-buyer highlights at the time of writing |
|---|---|---|
| [Adelaide](/mortgage-broker/adelaide/) | $900,000 | No stamp duty for first home buyers of new homes or land; $15,000 grant for new homes |
| [Perth](/mortgage-broker/perth/) | $850,000 | Duty exemption to $500,000 with a concession to $700,000; $10,000 grant for new homes |
| [Hobart](/mortgage-broker/hobart/) | $700,000 | No duty for first home buyers of established homes up to $750,000; $10,000 grant for new builds |
| [Darwin](/mortgage-broker/darwin/) | $600,000 | Large territory grants for new builds and a smaller grant for established homes |

## What community infrastructure is worth in dollars

A suburb with an established Nepali community is cheaper to live in, in ways a lender never sees. Grandparents nearby or a community childcare arrangement can save a family more than $20,000 a year in childcare fees. A cousin's spare room for the first six months is six months of rent saved toward the deposit. A temple committee or NRNA chapter is how families learn which employer sponsors, which school is good and which lender said yes to a friend on a 491.

### Worked example: the same $650,000 budget in three cities

A Nepali couple, both permanent residents with $45,000 saved, compares a first home at $650,000.

| | Craigieburn, VIC (established) | Rockdale, NSW (apartment) | Brisbane south, QLD (new townhouse) |
|---|---|---|---|
| Deposit at 5% under the First Home Guarantee | $32,500 | $32,500 | $32,500 |
| Transfer duty | $11,357 (first-home-buyer concession) | $0 (exempt to $800,000) | $0 (new home) |
| Grant | Nil (established home) | Nil (established) | Check current Queensland grant for new homes |
| Cash needed before legal and moving costs | About $43,857 | About $32,500 | About $32,500 |
| Loan | $617,500 | $617,500 | $617,500 |

For illustration, at 6.00% p.a. over 30 years each loan costs about $3,702 a month. The duty difference is the point: in Victoria a first home over $600,000 carries duty, in NSW the same price is exempt, and in Queensland a new home is exempt at any price. Run your own figures on the [stamp duty calculator](/calculators/stamp-duty/) and the [First Home Guarantee eligibility checker](/calculators/first-home-guarantee-eligibility/).

## Choosing with the loan in mind

- Lenders assess postcodes. Inner-city apartments, mining towns and very small regional towns can attract lower maximum loan-to-value ratios. New estates on the fringe of a capital are generally well accepted.
- Regional visa holders must stay regional until the 191; check the Home Affairs list before you fall for a suburb.
- The First Home Guarantee looks at the property's location for the cap, not where you work.
- A house-and-land package on the edge of Melbourne or Brisbane can be cheaper in duty than an established home nearer the centre. See [house and land vs established](/guides/house-and-land-vs-established/).

## Frequently asked questions

### Which Melbourne suburbs have the largest Nepali community?

Melbourne's north: Craigieburn, Roxburgh Park, Mickleham, Kalkallo, Broadmeadows, Glenroy, Epping and Wollert, with older pockets around Footscray and Dandenong. The area has Nepali grocers, restaurants, temple groups and language classes, and it is where our office is based. New estates in Mickleham, Kalkallo and Donnybrook attract many first-time buyers.

### Where do Nepali families live in Sydney?

Mainly in the south around Rockdale, Hurstville and Kogarah and in the west around Auburn, Strathfield, Ashfield and Blacktown. These areas offer rail access, apartments and townhouses at more accessible prices, and a dense network of Nepali businesses and community organisations.

### Is it cheaper to buy a first home outside Melbourne and Sydney?

Usually. Brisbane, Adelaide, Perth and Hobart have lower entry prices and generous first-home rules, especially for new homes. Regional cities are cheaper again, with lower First Home Guarantee caps to match. Weigh the price against job prospects in your field and the visa conditions you hold.

### Can GNT Finance arrange a loan outside Victoria?

Yes. We are licensed to arrange loans anywhere in Australia, and our lender panel is national. Outside Victoria we work by phone, video and e-signature, in English, Nepali or Hindi. Start with our [Australia-wide mortgage broker](/mortgage-broker-australia/) page or call the office in Mickleham.
