# Mortgage Broker Bankstown

**In short:** GNT Finance is a mortgage broker serving Bankstown, Yagoona, Punchbowl, Greenacre and the wider Canterbury-Bankstown area by phone, video and e-signature. We compare lenders across a national panel for first home buyers, families building duplexes, investors and owners refinancing, and there is no cost to you for our home-loan service in most cases.

Bankstown is a working city in its own right, with Bankstown Central, Bankstown-Lidcombe Hospital, Paul Keating Park, the airport and a station being rebuilt as the terminus of Sydney Metro Southwest, which opened to Sydenham in 2024 with the Bankstown line conversion due to follow. That project has changed what gets built near the station.

## Bankstown housing, street by street

- **Near the station and along Chapel Road and Rickard Road**: apartment buildings of every vintage, from 1970s red brick to new towers marketed around the Metro.
- **Yagoona, Bass Hill, Condell Park and Greenacre**: post-war fibro and brick houses on generous blocks, many of them now duplex sites or homes with a granny flat.

Those big blocks are the local story. A house that was ordinary in the 1960s can now carry a duplex, financed with a construction loan against the completed value, and lenders count only part of any granny-flat rent towards servicing.

## Government help for Bankstown buyers

At the time of writing, these are the settings for Sydney. Confirm them with Revenue NSW and at [housingaustralia.gov.au](https://www.housingaustralia.gov.au/) before relying on them.

| Scheme | Detail | Typical Bankstown use |
|---|---|---|
| First Home Guarantee | 5% deposit, no LMI, no income cap, Sydney cap $1,500,000 | Apartments and most houses |
| First Home Buyers Assistance Scheme | Duty exempt to $800,000, concession to $1,000,000 | Apartments and entry-level houses |
| Help to Buy | 2% deposit with a government equity share, income caps $100,000 single / $160,000 couple | Check the current NSW price cap |

## Worked example: a $900,000 house in Yagoona as a first home

Say you buy a three-bedroom brick house in Yagoona for $900,000 as an eligible first home buyer and Australian citizen.

- Transfer duty: the price is inside the $800,001 to $1,000,000 concession band, so you pay roughly half the standard duty rather than the full amount. Get the exact figure from the [stamp duty calculator](/calculators/stamp-duty/), which handles NSW.
- Deposit under the First Home Guarantee: 5% of $900,000, or $45,000, with no LMI.
- Loan: $855,000. For illustration, at 6.00% p.a. over 30 years the repayment is about $5,126 a month.
- Serviceability: the lender assesses the loan at your rate plus 3 percentage points; start with the [borrowing power calculator](/calculators/borrowing-power/) before you inspect anything.

## Building a duplex or adding a granny flat

Many Bankstown owners hold land worth far more than the house on it. A duplex needs a development approval, a fixed-price building contract and a [construction loan](/services/construction-loans/) paid out in progress stages, with the lender valuing the finished pair. Keeping one and selling the other, or keeping both as rentals, changes the tax and loan structure, so we model both. A granny flat is usually funded by a top-up on the existing loan.

## Refinancing and consolidating in Bankstown

Households here often carry a home loan, a car loan and a credit card at different rates. Rolling short-term debts into the mortgage through [debt consolidation](/services/debt-consolidation/) can cut the monthly outlay sharply, provided you keep paying the mortgage down rather than stretching a car over thirty years. Owners who fixed a few years ago should test a [refinance](/services/refinancing/) in the [refinance calculator](/calculators/refinance/). If repayments are already a struggle, read [mortgage stress: what to do](/guides/mortgage-stress-what-to-do/) early.

## Frequently asked questions

### Will lenders count granny flat rent in Bankstown?

Partly. Most lenders take a percentage of the rent towards serviceability, and some want a lease or a valuer's rental estimate first. A granny flat built without approval may be excluded entirely and can affect the valuation. We check the approval status before you rely on the income.

### Does the Metro conversion change how lenders view Bankstown apartments?

Not directly. Lenders set apartment policy by postcode, building size and unit size. What the Metro has changed is the amount of new supply near the station, and some lenders limit their exposure to any single development. We check your building against lender policy before you exchange.

### Can I use the First Home Guarantee on a Bankstown duplex build?

Yes, in principle, for a house-and-land or construction purchase where you will live in the home and the total price sits under the $1,500,000 Sydney cap at the time of writing. If you are building two dwellings, only your own home qualifies.

### Is it worth refinancing if I plan to sell in two years?

Often yes. Refinance costs are usually modest and a lower rate saves from the first month, but a new fixed loan can carry break costs if you sell early, so a variable loan or short fixed term is safer. Our [when to refinance](/guides/when-to-refinance/) guide sets out the trade-offs.
