- **Bendigo, Quarry Hill, Golden Square and Ironbark**: Victorian and Edwardian homes, miners' cottages and weatherboards near the centre.
- **Kennington, Flora Hill and Strathdale**: post-war family homes near the university.
- **Strathfieldsaye, Maiden Gully, Huntly, Epsom and Marong**: house-and-land estates and near-new homes on larger blocks than Melbourne's growth areas.
- **Rural-residential blocks** in Junortoun, Mandurang and the surrounding bush.

Lender policy on land size matters more here than in Melbourne. Blocks over about 2.2 hectares, properties with no town water or with a second dwelling can trigger rural lending rules or a lower loan-to-value ratio.

## Worked example: land and build in Strathfieldsaye

Say a couple buys a $260,000 block and signs a $340,000 fixed-price build, a total of $600,000, as their first home.

- Duty: nil. Duty is assessed on the $260,000 land contract only, well under the $600,000 exemption threshold.
- First Home Owner Grant: $10,000, because the home is new and under $750,000.
- Inside the $650,000 regional cap, so the First Home Guarantee applies: 5% deposit of $30,000, no LMI.
- Loan: $570,000. During the build you pay interest only on what has been drawn; once complete, for illustration, at 6.00% p.a. over 30 years the repayment is about $3,417 a month.

For comparison, a renovated Victorian in Quarry Hill at $680,000 would attract general duty of $35,870, reduced by the first home buyer concession to about $19,131, and would sit above the Guarantee cap, so a 20% deposit of $136,000 or a loan with LMI would be needed. ### What is the First Home Guarantee price cap in Bendigo?
