# Mortgage Broker in Dandenong

**In short:** GNT Finance is a Melbourne mortgage broker for Dandenong, Dandenong North and Dandenong South. We arrange first home buyer loans on established homes and units, dual-occupancy construction finance, investment loans, self-employed loans and commercial property loans for factory units, working by phone and video in English, Nepali and Hindi. There is no cost to you for our home-loan service in most cases.

Dandenong is the south-east's own city centre, with a train interchange, a market, a hospital and one of the largest industrial precincts in the country. Buyers here range from first home buyers finding a unit under the duty threshold to business owners buying the factory they currently rent.

## What makes Dandenong different

Dandenong sits about 30 kilometres south-east of the CBD, where the Monash Freeway, EastLink and the Princes Highway converge. Dandenong station carries the Pakenham and Cranbourne lines and V/Line Gippsland services, and the Revitalising Central Dandenong precinct has brought new apartments, offices and public spaces around Lonsdale Street and Dandenong Market. Dandenong Hospital, Dandenong Plaza and the factories of Dandenong South anchor the local economy.

Housing you will find:

- 1950s to 1970s brick and weatherboard homes on 600 to 800 square metre blocks, many with subdivision potential.
- Villa units and townhouses from the 1980s onwards, often the first rung for local buyers.
- Newer apartments near the station and civic precinct.
- Industrial units and warehouses in Dandenong South for owner-occupier businesses.

Dandenong is one of Melbourne's most multicultural suburbs, home to Afghan, Indian, Sri Lankan, Nepali and Vietnamese communities, and many of our clients here are families combining incomes or business owners.

## Loans and concessions that matter in 3175

| Buyer | Common path | Key figure |
|---|---|---|
| First home buyer, unit or older home | Duty exemption plus First Home Guarantee | Nil duty up to $600,000; 5% deposit, no LMI |
| Owner of a large block | Dual-occupancy construction loan | Permit and fixed-price contract needed |
| Business owner | Self-employed home loan or commercial loan | Two years of financials, or alternative documents |
| Investor | Interest-only investment loan | Land tax from $500 at $50,000 of land value |

Because a lot of Dandenong stock still trades below $600,000, first home buyers often pay no duty at all. Our [stamp duty guide](/guides/stamp-duty-victoria-first-home-buyers/) shows how the exemption and the $600,001 to $750,000 concession work, and the [first home buyer loans](/services/first-home-buyer-loans/) page covers the rest of the process.

## Worked example: a first home buyer and a villa unit

Say you buy a two-bedroom villa unit in Dandenong North for $520,000 as your first home.

- Duty: nil. The general duty would be $2,870 plus 6% of $390,000, or $26,270, which is the amount the exemption saves you.
- Deposit under the First Home Guarantee: 5% of $520,000, or $26,000, no LMI. Dandenong is far inside the $950,000 Melbourne cap.
- Loan: $494,000. For illustration, at 6.00% p.a. over 30 years the repayment is about $2,962 a month, before owners corporation fees on the unit.

The lender assesses $494,000 at 9.00% under the APRA buffer, which two incomes or one steady income with few other debts clear comfortably. Check your position with the [borrowing power calculator](/calculators/borrowing-power/).

## Business owners and commercial property in Dandenong South

Dandenong South is where many of our self-employed clients work, and two questions come up constantly. The first is a home loan when income sits in a company or trust: we present the financials so the lender can see the real profit, using add-backs and, where needed, low-doc options. See our [self-employed loans](/services/self-employed-loans/) page.

The second is buying the factory or warehouse the business leases. [Commercial property loans](/services/commercial-property-loans/) typically require a larger deposit than a home loan, are priced differently and can be held in an SMSF; our [SMSF loans](/services/smsf-loans/) page covers that route. Commercial purchases attract full-rate duty and land tax, so we model the total cost before you commit.

## Dual-occupancy and investment

A 700 square metre Dandenong block with an older house is a classic dual-occupancy site. We arrange the construction loan against your existing title, refinance the current mortgage into it and confirm the finished value with the lender's valuer early. Investors holding the front house and renting the rear should read our [investment property loans](/services/investment-property-loans/) page and model the numbers with the [investment property cashflow calculator](/calculators/investment-property-cashflow/).

## Working with GNT Finance from Dandenong

Our office is at 23 Astbury Crescent, Mickleham, in Melbourne's north, so Dandenong clients deal with us by phone and video, sign electronically and see us in person for signings where practical. Gorakh Timilsina, our founder, assessed applications as a senior credit officer before starting the business, and multi-entity business income is one of the areas where that experience saves files from being declined. Dandenong's Nepali community is one of the largest in the south-east, and we take appointments in Nepali, Hindi or English; see our [Nepali mortgage broker](/nepali-mortgage-broker-melbourne/) page.

## Frequently asked questions

### Can a first home buyer in Dandenong get both the duty exemption and the First Home Guarantee?

Yes. They are separate schemes: the exemption is Victorian and depends on the price being $600,000 or less and you living there for 12 months; the Guarantee is federal and depends on a 5% deposit, owner-occupation and not having owned property in the last 10 years. Many Dandenong units and older homes qualify for both.

### I run a business in Dandenong South through a company. How is my income assessed?

Lenders usually look at two years of company and personal tax returns and financial statements, adding back depreciation, one-off costs and interest on debts being refinanced. If the latest year is much stronger, some lenders use it alone. Low-doc options using BAS or an accountant's declaration exist for newer businesses.

### Can I buy my factory unit in Dandenong South through my super fund?

Often yes. An SMSF can borrow to buy commercial property through a limited recourse borrowing arrangement, and your business can lease it from the fund at market rent. Deposits are larger and the structure has legal and tax requirements, so we work alongside your accountant and financial adviser.

### Are there lender restrictions on new apartments in central Dandenong?

Some lenders apply minimum internal size rules or limit their exposure in a single building, particularly for smaller one-bedroom apartments. Restrictions are lighter than in the CBD, but we still confirm the lender's policy on the specific building before you pay a deposit.
