Say you buy a $650,000 established three-bedroom home in Kingston as your first home.

- Duty: nil under Tasmania's first home buyer exemption, because the price is under $750,000.
- Deposit under the First Home Guarantee: 5%, or $32,500. No LMI.
- Loan: $617,500. For illustration, at 6.00% p.a. over 30 years the repayment is about $3,702 a month.

### What is the First Home Guarantee cap in Hobart?

$700,000 for Greater Hobart at the time of writing, and $550,000 for the rest of Tasmania. Since October 2025 there is no income test and unlimited places. You must be a citizen or permanent resident, 18 or over, buy as an owner-occupier and not have owned property in Australia in the last 10 years. ### Do Hobart first home buyers pay stamp duty on an established home?

Not up to $750,000, at the time of writing, provided you meet the eligibility and occupation requirements. This is unusual: most states reserve their relief for new homes. Above $750,000 the standard Tasmanian scale applies. Confirm the current rules with the State Revenue Office of Tasmania before you rely on the exemption.

### Can I buy in Hobart before selling my Melbourne home?

Yes. A bridging loan lets you settle the Hobart purchase before the Melbourne sale completes, with the sale proceeds then reducing the debt. Lenders want a realistic sale price and a clear exit.
