# Mortgage Broker in Lalor

**In short:** GNT Finance is a Lalor mortgage broker based 20 minutes north in Mickleham, working in Nepali, Hindi and English with one of Australia's largest Nepali communities. Lalor's older homes and newer townhouses mostly sit within the first home buyer duty exemption and the First Home Guarantee, so we arrange low-deposit first home loans, loans for new permanent residents, refinancing and investment loans, at no cost to you in most cases.

Walk along Station Street in Lalor and you will hear Nepali on every corner. The suburb is the cultural centre of Melbourne's Nepali community, and for many families the goal is simple: stop renting in Lalor and buy in Lalor.

## Buying in Lalor: what is different

### Housing stock

Lalor is a 1960s and 1970s suburb of three-bedroom brick-veneer and weatherboard homes on 550 to 700 square metre blocks. A growing number of blocks now carry two or three townhouses, popular with first home buyers who want something new without a construction wait. Lalor remains among the more affordable suburbs on the Mernda line, cheaper than Reservoir and Preston to the south, with strong rental demand.

### Transport

Lalor station on the Mernda line is about 35 to 40 minutes to the CBD, and Thomastown and Epping stations are within a few minutes. High Street connects to the Ring Road and Cooper Street to the Hume. The CBD is roughly 19 kilometres, or 30 to 40 minutes by car.

### Schools, shops and community

Lalor Secondary College, Lalor Primary and St Luke's serve the suburb, with Pacific Epping ten minutes away. The Station Street shops and Lalor Living and Learning Centre are the community anchors, and Gorakh Timilsina helps clients here in Nepali, from newly arrived nurses to families who have been here twenty years.

## Loans and grants that matter in Lalor

- **First Home Guarantee**: 5% deposit and no LMI for citizens and permanent residents buying their first home under $950,000. Since October 2025 there are no income caps.
- **Stamp duty**: full exemption at $600,000 or under, sliding concession to $750,000, which captures most Lalor houses and townhouses. See our [first home buyer loans](/services/first-home-buyer-loans/) page.
- **New migrant lending**: recently arrived permanent residents often have short employment history and overseas savings; lenders vary in how they treat both. Read [home loans for new migrants](/guides/home-loans-for-new-migrants/).
- **Genuine savings**: many Lalor buyers combine their own savings with gifts from family in Nepal. See [genuine savings explained](/guides/genuine-savings-explained/).
- **Credit history**: a missed phone bill or a Buy Now Pay Later default can hurt more than people expect. Our [credit score guide](/guides/credit-score-and-home-loans/) explains what lenders see.

## Worked example: a Nepali couple buying their first Lalor home

A couple, both permanent residents, one a registered nurse earning $88,000 and one a disability support worker earning $62,000, buy a renovated 1968 three-bedroom home in Lalor for $600,000. They have $38,000 in savings and a $15,000 gift from parents.

| Item | Amount |
|---|---|
| Land transfer duty | $0 (first home buyer exemption at $600,000) |
| Deposit under First Home Guarantee (5%) | $30,000 |
| Conveyancing, inspection, adjustments | about $3,500 |
| LMI | $0 |
| Loan | $570,000 |
| Repayment, for illustration at 6.00% p.a. over 30 years | about $3,417 per month |
| Lender's servicing test at 9.00% p.a. (rate plus 3 percentage points) | about $4,586 per month |

Their combined $150,000 income comfortably passes the test, and the remaining savings sit in an offset account. Check your own position on the [borrowing power calculator](/calculators/borrowing-power/).

## How GNT Finance helps Lalor buyers

Our office at 23 Astbury Crescent, Mickleham is about 16 kilometres from Lalor station, a 20 minute drive via the Hume Freeway and the Ring Road or up High Street and Donnybrook Road. Gorakh meets Lalor clients at home in the evening, at the office, or by video.

As a senior credit officer, Gorakh saw how often migrant families were declined for fixable reasons: overseas transfers with no paper trail, a job on probation, or a forgotten telco default. He fixes those before lodging, chooses the lender that suits your employment history, and explains every document in Nepali if you prefer. ## Frequently asked questions

### I became a permanent resident last year. Can I get a home loan in Lalor?

Yes. Permanent residents are treated like citizens by lenders and by the First Home Guarantee. What matters is your income, employment history and deposit. Some lenders want six months in your current job; others accept a shorter period if you are in the same industry. We match you to the right one.

### Does money sent home to Nepal affect my borrowing?

Lenders review your bank statements and may treat regular remittances as a living expense. That is normal and does not stop an application, but it should be declared and explained. We prepare a short note with your application so the assessor understands them.

### Can my parents in Nepal be guarantors?

Generally no. Australian lenders require the guarantor's security to be Australian residential property. Parents overseas can instead gift funds towards your deposit with a gift letter and transfer evidence. If relatives in Australia own a home, a limited guarantee from them is possible.

### Are Lalor townhouses eligible for the $10,000 grant?

Yes, if the townhouse is new and has never been lived in, and the price is $750,000 or less. Between $600,001 and $750,000 you still receive a partial duty concession. A townhouse rented out before sale is not eligible, even if it looks new.
