# Mortgage Broker Merrylands

**In short:** GNT Finance arranges home loans in Merrylands 2160 by phone, video and e-signature. Merrylands is where many western Sydney families move when a Parramatta house is out of reach: interwar and post-war brick on real blocks, plus a growing band of mid-rise apartments near the station. Both are financeable, but they follow different lender rules.

Merrylands is the administrative centre of Cumberland City Council, about 25 kilometres west of the Sydney CBD and a short drive south of the Parramatta CBD.

## An upgrader's suburb

Stockland Merrylands anchors the town centre, Holroyd Gardens sits on its edge, and Merrylands station carries T5 Cumberland Line services with easy interchange to the western line. Merrylands West and South Wentworthville sit alongside.

The housing splits roughly three ways:

- **Interwar and post-war brick houses** on 500 to 700 square metre blocks through the older streets, the mainstay of the family market.
- **Mid-rise apartments and townhouses** built over the last fifteen years, mostly in the four to eight storey range near the town centre and along the main roads.
- **Duplexes and dual-occupancy developments** replacing single houses on wider blocks, common enough that you should check the title type before assuming it is a standard Torrens lot.

That third category catches people out. A duplex half is often on a strata or community title rather than a Torrens title, which changes the lender's treatment and sometimes the valuation.

## Where the finance actually gets decided

Merrylands is not a tower suburb, so the severe high-density restrictions that apply to postcodes full of large complexes are less of a factor. Mid-rise blocks of thirty or forty lots usually sit comfortably inside lender exposure limits. Two things still matter:

- **Internal floor area.** A minimum of around 50 square metres excluding balcony and parking is a common line. Older one-bedroom units near the station can fall under it.
- **The strata report.** For anything built since about 2010, defect and cladding scrutiny means the owners corporation's minutes, sinking fund and any special levy affect the valuation before the credit decision.

## Worked example: a family house at $1,080,000

Say you and your partner buy a three-bedroom Merrylands house at $1,080,000 as first home buyers.

## Upgrading from a unit to a house

A lot of our Merrylands work is the classic second move: you own a unit, you have outgrown it, and you want a house nearby. There are three ways to do it and they are not equally good for everyone.

- **Sell first, then buy.** Cleanest and cheapest, but you may need to rent in between.
- **Buy first with a [bridging loan](/services/bridging-loans/).** You carry both debts for a period, with interest on the peak debt. It works when the sale is highly likely and quick.
- **Keep the unit as a rental.** An [investment property loan](/services/investment-property-loans/) on the unit and a new owner-occupier loan on the house. Your borrowing power has to carry both, with only part of the rent counted.

## First home buyers and deposits

At the time of writing, the NSW settings relevant in 2160 are: no transfer duty for eligible first home buyers to $800,000 and a concession to $1,000,000; the First Home Guarantee at 5% deposit with no LMI under a $1,500,000 Sydney cap; and the $10,000 First Home Owner (New Homes) Grant for a new home to $600,000 or a house-and-land build to $750,000, which rarely reaches Merrylands prices. Most lenders also expect genuine savings, commonly 5% held for three months, though gifted deposits are widely accepted with a gift letter and a source-of-funds trail. ## Frequently asked questions

### Can I buy a Merrylands house with a 5% deposit?

If you qualify for the First Home Guarantee, yes, and without LMI, because prices here sit well under the $1,500,000 Sydney cap at the time of writing. You still need the cash for transfer duty, conveyancing, inspections and adjustments. On a house above $1,000,000 duty is the largest of those and it is not covered by the guarantee.

### Is a duplex half financed the same way as a house?

Not always. Many duplex halves are on strata or community title rather than a standard Torrens title, and a few lenders apply different LVR limits or want to see the strata arrangements. Ask the agent for the title particulars before you offer, and send them to us with the contract so we can confirm the treatment.

### Should I keep my unit and rent it out when I upgrade?

It depends on whether your income can service both loans once the lender counts only 70 to 80% of the rent and applies the 3 percentage point buffer to the total. It also depends on the unit's likely growth and your tax position. We run the numbers both ways so it is a decision rather than a guess.

### How long does the whole process take in Merrylands?

Pre-approval usually takes days to a couple of weeks depending on the lender, formal approval follows the valuation, and settlement on an established property is commonly around six weeks after exchange. Get the pre-approval in place before you start bidding, because a Merrylands house at auction will not wait for you.
