# Redbank Plains Mortgage Broker & Home Loans

**In short:** Redbank Plains is one of the cheapest ways into a detached house within an hour of the Brisbane CBD, which makes it a first home buyer and investor suburb. It is also a postcode where valuations can be conservative and some lenders apply tighter deposit rules. GNT Finance picks the lender around that, not the other way round.

Redbank Plains sits in the City of Ipswich, roughly 30 kilometres south-west of the Brisbane CBD between Goodna and Ipswich proper. It has grown from a semi-rural fringe locality into one of Queensland's largest suburbs by population, and it is still growing along its southern and western edges.

## Housing: three generations in one suburb

Redbank Plains contains three quite different vintages, and they finance differently.

**The 1980s and 1990s core.** Low-set brick-and-tile homes on 600 to 800 square metre blocks around School Road and Cashmere Road. Large land content for the price, and the stock most likely to appeal to investors thinking about future subdivision, subject to council planning.

**The 2000s expansion.** Standard project homes on 400 to 600 square metre lots, four bedrooms, double garage.

**The current estates.** New releases with 300 to 450 square metre lots, house-and-land packages, and townhouse and duplex product aimed at first home buyers and investors.

There is no train station in the suburb. Redbank and Goodna stations on the Ipswich line are a short drive north, and the Centenary Highway and Ipswich Motorway connect to both Brisbane and Springfield. Redbank Plains Town Square and Redbank Plaza cover retail.

## Where the finance gets tricky

Entry-price suburbs with rapid growth share a common set of lending frictions.

The valuation point deserves emphasis. In a fast-moving, high-supply market a valuer has plenty of evidence and little reason to stretch. If your contract is $40,000 above the last settled comparable, expect the valuation to reflect that, and expect to fund the gap. ## Worked example: buying with a 5% deposit

You are buying an established four-bedroom house at $665,000 as your first home, using the First Home Guarantee.

- Price cap: Redbank Plains is in the City of Ipswich, within the Brisbane band, so the cap is $1,000,000 at the time of writing rather than the $700,000 that applies to the rest of Queensland.
- Deposit at 5%: $665,000 x 0.05 = $33,250.
- Loan: $665,000 - $33,250 = $631,750, with no lenders mortgage insurance.
- Transfer duty: nil. The Queensland first home buyer exemption on established homes runs to $700,000.
- Legals, searches, building and pest, and transfer registration: allow about $3,000.
- Cash to complete: roughly $36,250.
- Repayment, for illustration at 6.00% p.a. over 30 years: about $3,787 a month.
- Assessed at 9.00% p.a. under the APRA buffer: about $5,080 a month, which is the figure your income must actually support.

Now suppose the valuation returns $645,000 instead of $665,000. The lender advances against the lower figure, so a 95% loan becomes $612,750 and you must find an extra $20,000. That is the whole case for ordering the valuation early. ## New builds and the duty advantage

If you buy vacant land in one of the newer Redbank Plains estates and build, the Queensland first home buyer position at the time of writing is nil transfer duty on the land at any price, plus the First Home Owner Grant on the completed new home. Check the current grant amount with the Queensland Revenue Office. Against an established purchase under $700,000, which already attracts no duty, the grant is the difference. ## Investors

Redbank Plains has been an investor favourite for the same reason it works for first home buyers: low entry price against solid rents. Two cautions. First, the lending settings above apply to you as well, and investor LVR caps in some postcodes are tighter than owner-occupier caps. Second, Queensland land tax is assessed on the unimproved value of your land holdings above the state threshold, and a large Redbank Plains block carries more land value than a townhouse at the same price. Yes, at the time of writing. The higher Queensland cap applies to the Brisbane, Gold Coast and Sunshine Coast band, and the City of Ipswich falls inside it. That is well above what most Redbank Plains homes trade for, so the cap is rarely the binding constraint here. Your borrowing capacity and the valuation usually are.

### What deposit do I actually need in Redbank Plains?

Under the First Home Guarantee, 5% plus about $3,000 in legals and inspections, with no duty on an established home under $700,000. Outside the guarantee, plan on 10% plus mortgage insurance, or 20% to avoid it. Some lenders apply lower maximum loan-to-value ratios to units and townhouses in this postcode, so the answer depends on the property type as well as your circumstances.

### Why might the valuation come in low?

Valuers use recently settled comparable sales, which reflect contracts signed months earlier. In a suburb where asking prices are moving quickly and there is a lot of similar new stock, that lag shows up as a valuation below the contract price. It is not a judgement on the property. It does mean you should build a buffer into your cash plan or order the valuation before going unconditional.
