# Springfield Lakes Mortgage Broker & Home Loans

**In short:** Springfield Lakes is part of Greater Springfield, a privately master-planned city in the City of Ipswich with its own rail line, hospital, university campus and town centre. Most finance here is either a construction loan on a new build or a refinance for someone who bought a decade ago. Queensland's new-home duty rules make building the cheaper entry.

Springfield Lakes sits about 30 kilometres south-west of the Brisbane CBD. Unlike most Australian growth suburbs, it was planned as a whole city with employment, health, education and retail built in from the start, and it was connected to the Brisbane rail network in 2013 with stations at Springfield and Springfield Central.

## What is actually here

Residential release began around 2001 and has continued in stages, so the suburb contains twenty-five years of project housing rather than one vintage. Early stages have mature gardens and 500 to 700 square metre lots. Middle stages run 400 to 600 square metres with four-bedroom brick-and-render homes. Newer precincts trend smaller, with terrace homes, duplexes and townhouses alongside detached lots.

Around it sits the infrastructure that makes the estate unusual for its price band: Orion Springfield Central shopping centre, Mater Private Hospital Springfield, a University of Southern Queensland campus, several state and private schools, and the Centenary Highway into Brisbane. Robelle Domain and the lakes give the suburb its name and its parkland.

### Building

If you are buying land and building, the sequence is a land loan then a construction loan with staged progress payments. The lender approves against the fixed-price building contract and an on-completion valuation, releases funds at base, frame, lock-up, fixing and practical completion, and charges interest only on what has been drawn.

The cost people underestimate is the overlap. For nine to fourteen months you pay rent and construction interest simultaneously, and the interest rises each time a stage is drawn. ### Refinancing the early buyers

People who bought in the 2005 to 2015 stages typically have LVRs well under 60% now. Lenders price by LVR band, and moving from an above-80% band to an under-60% band is a pricing change on its own, before you compare lenders against each other. ## Building versus buying established: the duty comparison

At the time of writing, Queensland's first home buyer settings are:

The First Home Owner Grant applies to new homes only, and the amount has changed over time. Check the current grant amount with the Queensland Revenue Office at [qro.qld.gov.au](https://qro.qld.gov.au). Below $700,000 an established home already attracts no duty, so the grant is the only difference. Above $700,000 the gap widens quickly, and building becomes materially cheaper. ## Worked example: first home buyers building at Springfield Lakes

- Land contract: $340,000. Duty: nil for an eligible first home buyer on vacant land to build on at the time of writing.
- Fixed-price build contract: $410,000.
- Driveway, fencing, landscaping, blinds and connections outside the base contract: $34,000.
- Total project: $340,000 + $410,000 + $34,000 = $784,000.
- First Home Guarantee: the City of Ipswich is inside the $1,000,000 Brisbane-band cap, so a 5% deposit applies: $784,000 x 0.05 = $39,200, with no lenders mortgage insurance.
- Loan: $784,000 - $39,200 = $744,800.
- Repayment after the final drawdown, for illustration at 6.00% p.a. over 30 years: about $4,465 a month.
- Assessed at 9.00% p.a. under the APRA buffer: about $5,993 a month.
- During a twelve-month build, interest on an average drawn balance of about $450,000 at 6.00% is roughly $2,250 a month, alongside your rent.

Add the First Home Owner Grant on the completed new home, at whatever the current amount is, and the difference against buying an established $784,000 house, which would attract concessional or full duty and no grant, is significant. ## Rail, and why it matters to your budget

Springfield Central station gives a direct rail run to the Brisbane CBD via Darra and Ipswich. That is unusual for a growth suburb at this distance and it removes a second-car assumption from many household budgets. Since lenders assess a car loan repayment in full against your income, avoiding one is worth roughly $85,000 to $120,000 of borrowing capacity on a typical $30,000 to $35,000 car loan. ## Frequently asked questions

### How much deposit do I need to build at Springfield Lakes?

Under the First Home Guarantee, 5% of the combined land and build cost, provided the total stays inside the $1,000,000 Brisbane-band cap and you meet the scheme conditions. Outside the guarantee, plan on 10% with lenders mortgage insurance or 20% without. Builders also want a deposit on signing, usually 5% of the build contract, so your cash timing matters as much as the total.

### Do I pay duty twice on a house-and-land package?

No. Transfer duty is assessed on the land contract only. The building contract is a services contract and no transfer duty applies to it. That is why building can cost less in duty than buying an equivalent finished home, and for eligible first home buyers on vacant land the duty at the time of writing is nil anyway.

### What if the on-completion valuation is lower than my project cost?

The lender lends against the lower of the total cost and the on-completion valuation, so you fund the difference from your own funds. In an estate with dense comparable evidence this is uncommon but not impossible, particularly if you have specified expensive upgrades that do not add matching resale value. We ask for an indicative valuation before the building contract is signed.
