# Subiaco Mortgage Broker & Home Loans

**In short:** Subiaco sits about three kilometres west of the Perth CBD and is one of the city's oldest and most expensive residential areas, full of Federation and interwar character homes, some of them heritage-protected. Loans here are large, first home buyer relief rarely reaches, and heritage listings change how a valuer writes the report. Subiaco was a suburb of workers' cottages and light industry before it became one of Australia's better-known urban renewal stories. Today it is a low-rise village around Rokeby Road and Subiaco station, ringed by restored character homes.

## Who buys in Subiaco

- **Upgraders** moving in from Perth's northern and southern corridors once equity and income allow.
- **Professionals** working in the CBD, West Perth and the hospital precinct.
- **Downsizers** trading a large western-suburbs block for a character cottage or townhouse near the shops.
- **Self-employed buyers**, heavily represented here, whose files take the most work.

The stock is mostly Federation and interwar cottages and bungalows on narrow lots, restored and extended, plus 1990s and 2000s infill townhouses and apartments on the former Subiaco Oval and railway land.

## Heritage and character: what it means for your loan

Two different things get called "heritage" in Subiaco, and only one of them constrains you.

**Character areas and streetscape controls** are planning provisions applied by the local government across whole precincts. They influence what you can demolish or alter at the front of a house and what a new façade must look like. They do not usually create a problem for a lender.

**Individual heritage listing**, whether on a local heritage list or a state register, attaches to the particular property. It can restrict demolition, alterations, materials and sometimes the interior.

What a valuer actually does with a listing:

| Insurance | Replacement cost is often higher because of materials and trades, and lenders require adequate cover |
| Value conclusion | Usually neutral to positive in a suburb that prizes character, but the report may carry more qualifications |

The practical effect is rarely a decline. It is more often a slower assessment, a full internal valuation rather than a desktop, and occasionally a lender that will not take an individually listed property above a certain LVR. Where there are structural quirks or an unapproved rear extension, the mortgage insurer's view matters as much as the lender's.

## Worked example: a Subiaco character home

Say you buy a restored four-bedroom character home for $1,450,000. Prices in this band move considerably, so read this as arithmetic rather than a market call.

- Deposit at 20%: $1,450,000 x 20% = **$290,000**.
- Loan: **$1,160,000**.
- Repayment, for illustration at 6.00% p.a. over 30 years: $1,160,000 x 0.0059955 = about **$6,955 a month**.
- Assessed under the APRA buffer at roughly 9.00% p.a., that is about $9,334 a month. On a loan this size the buffer is the binding constraint for most households.

Now compare a 10% deposit:

$1,305,000 x 0.0059955 = $7,824. On a loan of this size the LMI premium is a significant five-figure cost, and some lenders reduce their maximum LVR as loan size increases, so 90% may simply not be available at this price point. Getting to 20% is usually the right answer in this band. ## Duty in a premium price band

At the time of writing, and for transactions entered into on or after 7 May 2026, WA's first home owner rate of duty is nil to $600,000 with a concessional rate to $800,000, so a Subiaco purchase almost always falls outside first home buyer relief and attracts duty at the general rate. Budget it as cash, because duty cannot be borrowed against the property itself, only funded from savings or from equity elsewhere. Foreign buyers pay an additional 7% surcharge, which at $1,450,000 is $101,500 on its own. ## Self-employed and complex income

A large share of Subiaco buyers run their own business, hold company or trust structures, or draw income from several entities. Lenders differ enormously here: on how many years of returns they want, whether they add back depreciation and one-off expenses, how they treat retained profits in a company, and how they read a trust distribution. Two lenders can look at identical tax returns and reach borrowing capacities hundreds of thousands of dollars apart.

## Refinancing and equity in Subiaco

Owners who have held here for a decade or more usually have substantial equity and an outdated rate. ## Frequently asked questions

### Will a lender refuse a heritage-listed house in Subiaco?

Rarely. Most lenders treat a well-maintained character home as ordinary residential security. What a listing does change is the report: the valuer discloses the restriction, may flag risk ratings, and needs genuinely comparable sales. Expect a full internal valuation rather than a desktop, and allow extra time in your finance clause.

### Does a heritage listing reduce my property's value?

Not usually in a suburb where character is what buyers are paying for. A listing can limit what you may demolish or alter, which narrows the buyer pool to people who want a character home, and in Subiaco that pool is large. Where value is affected is on properties bought for redevelopment potential that the listing removes.

### Can a first home buyer get duty relief in Subiaco?

Almost never. Under the settings that took effect on 7 May 2026, WA's first home owner rate is nil to $600,000 and concessional only to $800,000, and Subiaco prices at the time of writing generally sit well above that.
