# Victoria Park Mortgage Broker & Home Loans

**In short:** Victoria Park is an inner suburb three kilometres from the Perth CBD, wrapped around the Albany Highway cafe strip with the Swan River on one side. It mixes character cottages with new apartments, which makes it a rentvesting and investor suburb as much as an owner-occupier one. The Town of Victoria Park is small, dense by Perth standards, and unusually walkable. That combination is why a lot of people who cannot afford to live here still want to own here.

## The suburb at street level

Albany Highway through Victoria Park is one of Perth's longest continuous restaurant and bar strips, and the retail spine the suburb organises itself around. North of it, the streets fall towards the Swan River foreshore and the parkland opposite the CBD. The suburb has bus routes rather than a station of its own, with rail access via nearby stations, and Optus Stadium and the Burswood precinct sit just across the boundary.

The housing splits cleanly:

- **Character cottages and bungalows** from the 1900s to the 1930s on narrow inner-city lots, many renovated, some subdivided at the rear.
- **1960s and 1970s walk-up flats**, often small, often the cheapest way into the postcode.
- **New and near-new apartment buildings** along and behind the Albany Highway corridor.
- **Infill townhouses and duplexes** replacing single houses on larger lots.

## Rentvesting: the Victoria Park case

Rentvesting means renting where you want to live and buying where the numbers work. Victoria Park is often the "buy" side of that equation for people renting in the western suburbs or the CBD, because it offers inner-ring proximity with a lower entry price and steady tenant demand from hospitality workers, students and young professionals.

The trade-offs are real and worth stating:

- You give up owner-occupier interest rates, which are generally lower than investment rates.
- You give up first home buyer duty relief and the First Home Owner Grant, both of which require you to live in the property.
- You give up the main residence capital gains tax exemption for the period the property is rented.
- You keep flexibility, and you start building equity earlier than you otherwise could.

## Worked example: an investment purchase in Victoria Park

Say you buy a two-bedroom villa in Victoria Park for $620,000 as an investment and rent it at $650 a week. Prices and rents move, so this is an illustration of method.

- Deposit at 10%: $620,000 x 10% = **$62,000**, with LMI payable and usually capitalised.
- Loan: **$558,000**.
- Interest-only, for illustration at 6.00% p.a.: $558,000 x 0.06 / 12 = **$2,790 a month**, or $33,480 a year.
- Rent: $650 x 52 = **$33,800 a year**.

The property costs you about $8,346 a year, or roughly $696 a month, before any tax effect and before allowing for vacancy. Deductions including interest, rates, insurance, management and depreciation reduce your taxable income, so the after-tax cost is lower, but the cash still has to come out of your pay packet each month. If you switch to principal and interest, $558,000 x 0.0059955 = about **$3,346 a month**, which turns a $696 monthly shortfall into roughly $1,252. That is the real reason investors reach for interest-only, and also why lenders assess interest-only loans harder.

## Apartments on the strip, and lender policy

Newer buildings behind Albany Highway are attractive on price and yield, but the same three rules apply here as anywhere in Perth's higher-density pockets: a minimum internal floor area, commonly around 50 square metres excluding balconies; a per-building exposure cap that stops a lender once it has funded a set share of the units; and, for some lenders, a lower maximum LVR on high-density security. A 1970s walk-up flat of 44 square metres can be the cheapest listing in the suburb and the hardest to finance. Send us the strata plan before you offer.

## Duty, land tax and the WA rules

At the time of writing, for transactions entered into on or after 7 May 2026, WA first home buyers pay no transfer duty up to $600,000 and a concessional rate to $800,000, and the $10,000 First Home Owner Grant applies only to a new home you occupy. Neither is available if you buy as an investor. The First Home Guarantee cap for Perth is $850,000, and it too requires owner-occupation. Foreign buyers pay an additional 7% duty surcharge. Investors should also budget for WA land tax, which has no principal-place-of-residence exemption once a property is rented out. ## Owner-occupiers and character cottages

Not everyone here is an investor. Plenty of buyers want the cottage, the strip and the ten-minute run to the city. On a pre-1940 cottage, expect the valuer to comment on the condition of stumps, roofing and wiring, and expect a full internal inspection rather than a desktop valuation. If the cottage has an unapproved rear addition, disclose it early, because it can affect both the valuation and the insurance the lender requires. ### Is rentvesting in Victoria Park worth it?

It can be, if you accept the trade-offs: investment rather than owner-occupier pricing, no first home buyer duty relief or grant, and a partial capital gains tax liability later. What you get is entry into an inner suburb years earlier than you could afford to live there. Run the cash flow first and be honest about the monthly shortfall.

### How much will an investment property here cost me each month?

In the example above, about $696 a month before tax on interest-only, or roughly $1,252 on principal and interest, on a $620,000 purchase renting at $650 a week. Change any of the price, rent or rate and the answer moves considerably. Add a vacancy allowance of two to four weeks a year to be realistic.

### Do I pay land tax on a Victoria Park investment?

Very likely, depending on the total unimproved land value of your WA holdings against the current threshold. There is no principal-place-of-residence exemption once a property is rented, and land tax is assessed on your combined WA landholdings rather than per property. Check current thresholds with the Office of State Revenue and factor the cost into your cash flow.

### Can I buy a small 1970s flat here as a first property?

Sometimes, but check the internal floor area before you fall in love with the price. Units under about 50 square metres are declined by many lenders and capped at low LVRs by others, so a cheap flat can require a much larger deposit than a dearer villa.
