Say you buy a two-bedroom Wentworthville apartment at $720,000 with an internal area of 68 square metres.

- Transfer duty: at the time of writing, an eligible first home buyer pays no NSW transfer duty up to $800,000 under the First Home Buyers Assistance Scheme, so nothing is payable here. Confirm with [Revenue NSW](https://www.revenue.nsw.gov.au).
- Deposit under the First Home Guarantee: 5% is $36,000, no LMI, because the price is far below the $1,500,000 Sydney cap.
- Loan: $720,000 less $36,000 equals $684,000. For illustration, at 6.00% p.a. over 30 years the repayment is about $4,101 a month.
- Assessment: at 6.00% plus the 3 percentage point APRA buffer, so 9.00%, that is about $5,504 a month. If a lender shades your shift penalties to 80% and another counts them in full, that difference decides whether $5,504 is affordable on paper.

Some will, some will shade them to 80%, and the answer often depends on your role and how long you have held it. Essential-services roles are treated more favourably at certain lenders.
