Houses built to the post-1974 cyclone code are standard security. Apartments are the policy question: after the boom-and-correction cycle, some lenders apply lower maximum LVRs or minimum size rules to Darwin CBD and inner-suburb units.

Worked example: a first home buyer in Leanyer

Say you buy a $600,000 established three-bedroom house in Leanyer as your first home.

  • FreshStart grant: $10,000 towards the purchase, at the time of writing, subject to eligibility.
  • Duty: calculated on the NT scale in the stamp duty calculator; we check any current first home buyer relief before you sign.
  • Deposit under the First Home Guarantee: 5%, or $30,000. No LMI, because the price sits comfortably under the $750,000 Darwin cap.
  • Loan: $570,000. For illustration, at 6.00% p.a. over 30 years the repayment is about $3,417 a month.

What is the First Home Guarantee cap in Darwin?

$750,000 for the Darwin capital city area at the time of writing, and $600,000 for the rest of the Territory. That covers the great majority of houses in the northern suburbs and Palmerston, and most coastal and inner suburbs as well. Since October 2025 there is no income test and unlimited places. Can I combine the HomeGrown Territory grant with the First Home Guarantee?

Generally yes, where the lender allows the grant to form part of your contribution and the total price sits under the $750,000 Darwin cap. The grant is paid towards a new build, and the guarantee covers the deposit shortfall so no LMI applies. Because the NT grant conditions change, we confirm the current rules with the Territory Revenue Office before you sign a build contract.

Will a lender finance a Darwin CBD apartment?

Some will, with conditions. Darwin's apartment market went through a long correction after the gas construction boom, and a number of lenders apply lower maximum LVRs, larger deposit requirements or minimum size rules to CBD and inner-suburb units. Do lenders accept defence posting allowances in Darwin?

Most do. Rental, district and posting allowances from Defence are treated as regular income by most lenders, in full or at a discount, and permanent ADF employment is regarded as stable.
