Property news is noisy and mostly written for people who already own several homes. This newsletter is written for people saving for their first, refinancing their only one, or thinking about a second, in the suburbs where our clients live.

RBA decision explainers

Within a day of each Reserve Bank meeting, a short note on what was decided, what it means in dollars on typical $500,000 to $800,000 loans, whether lenders have passed it on, and what to do if you are on a variable rate, a fixed rate about to expire, or still saving. No forecasts dressed up as facts. Our RBA cash rate guide is the standing reference the explainers build on.

Grant, duty and scheme changes

Victorian and federal settings change often: First Home Guarantee price caps, the end of the off-the-plan duty concession in October 2026, Help to Buy income limits, land tax thresholds, First Home Owner Grant rules. We tell you what changed, who it affects, and whether it changes the timing of a purchase. Where a change has a deadline, you hear about it early enough to act.

Migration and PR updates for the Nepali community

A large part of our client base is Nepali-Australian, and a visa grant or PR decision often triggers the decision to buy. We summarise developments in permanent residency pathways, temporary-resident property rules, FIRB settings and foreign purchaser duty in plain English, with a Nepali-language summary in each edition. This is general information, not migration advice, and we point you to a registered migration agent when you need one.

Calculator tips and worked examples

Each edition walks through one of our calculators with a real scenario, such as a $650,000 Craigieburn purchase under the 5% scheme or a rate rise stress test on a $600,000 loan, so you can rerun it with your own numbers.

Frequency

Roughly fortnightly, usually on a weekday morning. Between editions we send an urgent update only when something needs a quick decision: an RBA move outside the expected pattern, a grant closing, or a scheme cap changing. We would rather send fewer emails that matter than a daily digest you stop opening.

Frequently asked questions

How often will I receive the newsletter?

About every two weeks, with an occasional extra email when something urgent happens, such as an RBA decision that moves rates or a grant or duty concession that is about to close. Most subscribers receive between two and three emails a month. You can change your preference to urgent updates only from the link at the bottom of any edition.

Is the newsletter available in Nepali?

Each edition includes a Nepali-language summary of the main points, and the migration and PR section is written for the Nepali community specifically. Full articles are in English. Our Nepali mortgage broker page and Nepali-language events cover the same topics in more depth in Nepali.

Will subscribing lead to sales calls?

No. Subscribing to the newsletter does not put you on a call list and nobody will contact you unless you reply, book a consultation or ask a question. The newsletter exists to keep you informed until you are ready, whether that is next month or in three years.

Can I unsubscribe easily?

Yes. Every email has a one-click unsubscribe link in the footer that removes you immediately, with no login or confirmation screen. You can also reply to any edition with the word unsubscribe or email us directly. Your details are then deleted from the mailing list.

Is the information in the newsletter advice I can act on?

It is general information to help you understand rates, grants and the market. It does not take your circumstances into account, and figures are current only at the edition date. Before acting on anything, run your own numbers with our calculators and speak to us or another licensed professional. The newsletter tells you what changed; a consultation tells you what it means for you.
