Nepali-speaking mortgage broker in Melbourne

मेलबर्नमा घर किन्न चाहनुहुन्छ? GNT Finance का संस्थापक गोरख तिमिल्सिनासँग नेपाली वा अंग्रेजीमा कुरा गर्नुहोस्। Home loans explained in your language, by a former senior credit officer.

In short: GNT Finance is a Melbourne mortgage broker where you can do everything in Nepali. Founder Gorakh Timilsina is Nepali-Australian, a former senior credit officer, and based in Mickleham in the heart of Melbourne's Nepali community. We help first home buyers, families bringing deposits from Nepal, 482/491 visa holders, new permanent residents and investors, at no cost to you for home loans.

Why language matters in a home loan

A home loan is the biggest financial contract most families ever sign. Understanding what "genuine savings", "LVR", "offset" or "subject to finance" actually mean, in the language you think in, is the difference between a confident decision and a stressful one. Gorakh explains every step in Nepali, Hindi or English and makes sure nothing is lost in translation with the lender.

What we help Nepali families with

  • First home in Melbourne's north. Craigieburn, Mickleham, Kalkallo, Donnybrook, Wollert, Epping and Lalor house-and-land packages, using the $10,000 grant, duty exemption and the 5% deposit scheme together.
  • Deposits from Nepal. Remittances, gifts from parents, sale of property in Nepal: we know the source-of-funds evidence each lender accepts.
  • Visa holders and new PRs. Which lenders lend on 482, 491, 494 and student-to-PR pathways, FIRB requirements, and the best time to apply after PR is granted.
  • Self-employed and small business. Restaurants, cleaning, transport, IT contracting, Uber and delivery income: how to present it so lenders count it.
  • Joint applications. Buying with a spouse, siblings or parents, and structuring ownership correctly.
  • Refinancing and investing. Once you own, using equity to buy the next property, and keeping your rate sharp.

The process (प्रक्रिया)

  1. पहिलो कुराकानी (first call): 15 minutes on the phone in Nepali, Hindi or English. We tell you what is realistic.
  2. कागजात (documents): Payslips, bank statements, ID, visa or PR evidence, remittance records. Uploaded securely.
  3. बैंक छनोट (lender match): We compare lenders whose policy fits your income and visa status.
  4. Pre-approval → property → settlement: We manage every step, and explain each document before you sign.

Frequently asked questions

के तपाईं नेपाली भाषामा सल्लाह दिनुहुन्छ? (Do you give advice in Nepali?)

Yes. Gorakh Timilsina is Nepali-Australian and every consultation can be held in Nepali, Hindi or English, in person in Mickleham, by phone or by video. Documents and lender paperwork remain in English, and we walk you through every line.

Can I use money sent from Nepal as my deposit?

Usually yes, but lenders need a clear paper trail: the remittance receipts, the Australian bank statement showing the funds arriving, and often a gift letter or evidence of the source in Nepal. Funds generally need to be in your account before application, and some lenders want them held for three months to count as genuine savings.

I am on a 482 or 491 visa. Can I buy a home in Melbourne?

Many lenders will lend to temporary residents, typically with a larger deposit (often 20% or more) and FIRB approval for the purchase. Permanent residents are treated like citizens by most lenders and are eligible for the First Home Guarantee and Victorian first home buyer concessions.

Do Nepali community members get any special grants?

No, grants are the same for everyone, but many Nepali families qualify for more than they realise: the $10,000 First Home Owner Grant on new homes, the Victorian duty exemption up to $600,000, and the First Home Guarantee (5% deposit, no LMI). We check every one of them for you.
