Straight answers
Does it cost anything to use GNT Finance?
For home loans, no. Lenders pay us a commission when your loan settles, so our service is at no cost to you in most cases. If a fee ever applied (for example on some commercial or specialist lending) we tell you in writing before you commit.
Which areas do you cover?
All of Melbourne and Victoria in person, and every Australian state by phone, video and e-signature: we are licensed to arrange loans nationwide, with Sydney our largest market outside Victoria. Our office is in Mickleham in Melbourne's northern growth corridor, close to Craigieburn, Kalkallo, Donnybrook, Greenvale, Roxburgh Park, Sunbury, Epping and Wollert.
How much deposit do I need to buy a home in Melbourne?
As little as 5% if you qualify for the First Home Guarantee (no LMI, no income cap, Melbourne price cap $950,000). Otherwise most lenders accept 5–10% with LMI, and 20% avoids LMI altogether. Victorian first home buyers also pay no stamp duty up to $600,000.
Can you help if I am self-employed or on a visa?
Yes. Gorakh spent years as a senior credit officer, so he knows which lenders accept one year of financials, add-backs, or alt-doc income, and which lend to 482, 491 and other temporary visa holders. Structuring the application correctly is most of the work.
How long does a home loan approval take?
Pre-approval typically takes 2–7 business days once we have your documents; unconditional approval after a valuation usually another 3–10 business days depending on the lender. We tell you which lenders are fast right now, because turnaround times change weekly.
Do you speak Nepali?
Yes. Gorakh is Nepali-Australian and consultations are available in English, Nepali or Hindi. Many of our clients are first-generation migrants buying their first Australian home, and we are used to explaining overseas gifts, source-of-funds evidence and permanent-residency timing to lenders.
