Prices in Adelaide have risen strongly, and the state's response has been to remove duty and the grant price cap for new homes rather than to subsidise established ones. Adelaide versus regional South Australia

Adelaide's $900,000 guarantee cap comfortably covers the growth corridors of Angle Vale, Riverlea and Mount Barker as well as most middle-ring suburbs. Regional SA, including Mount Gambier, Whyalla, Port Lincoln, Port Augusta, Murray Bridge and the Barossa, uses the $500,000 cap, which is one of the lowest regional caps in the country. That still covers a large share of regional housing, and for a new build over the cap a low-deposit loan with LMI or a guarantor arrangement is the alternative. Lender policy notes for South Australia

  • Single-industry towns: Whyalla, Port Pirie and Port Augusta have economies tied to steel, smelting and energy, and lenders have at times restricted LVRs in these postcodes. Roxby Downs, the Olympic Dam mining town, is treated as a mining postcode by most lenders.
  • Adelaide apartments: the CBD and North Terrace precinct have seen a wave of apartment towers, and small units can face minimum size rules and lower LVRs.
  • Heritage and character homes: Adelaide's bluestone villas and cottages are standard security, but unapproved additions and older wiring can surface at valuation.
  • Rural and coastal: lifestyle blocks in the Adelaide Hills and holiday homes on the Fleurieu and Yorke Peninsulas may need a lender comfortable with acreage or seasonal rental use.

Worked example: building in Adelaide's north

Say you buy a $320,000 block in Angle Vale and sign a $380,000 build contract, a total of $700,000, as your first home.

  • Stamp duty: nil on the land for an eligible first home buyer, and no duty applies to the build contract.
  • First Home Owner Grant: $15,000, paid towards the build.
  • Deposit under the First Home Guarantee: 5% of $700,000, or $35,000, no LMI, subject to the lender accepting the package under the scheme.
  • Loan: $665,000, drawn progressively as the builder invoices. For illustration, at 6.00% p.a. over 30 years the full repayment once complete is about $3,987 a month.

Frequently asked questions

Do SA first home buyers pay stamp duty on an established home?

At the time of writing, yes. South Australia's first home buyer duty relief applies to new homes and vacant land on which you build, not to established homes. An established home attracts the standard duty scale regardless of whether it is your first purchase. That is the trade-off the state has made in favour of new construction. Confirm current rules with RevenueSA.

Is there a price cap on the South Australian First Home Owner Grant?

Not since 2024. The $15,000 grant applies to a new home for eligible first home buyers without a price cap, which is unusual among the states. The home must be new, meaning not previously occupied or sold as a residence, and you must live in it for the required period. Check RevenueSA for the current conditions before relying on the grant.

Can I use the First Home Guarantee for a house-and-land package in SA?

Generally yes, subject to the participating lender's policy and the total price sitting under the cap: $900,000 in Adelaide or $500,000 in regional SA. The guarantee then covers the deposit shortfall so no LMI applies, and the construction loan is drawn in stages. We confirm the lender's treatment of the package before you sign the land contract.

Which South Australian towns are outside the Adelaide cap?

Everything outside Housing Australia's Adelaide capital city boundary, including Mount Gambier, Whyalla, Port Lincoln, Port Augusta, Murray Bridge, Victor Harbor and the Barossa and Clare Valleys, uses the $500,000 cap. The boundary is defined by postcode, so if you are looking at the edge of the metropolitan area we check the specific address at the time of application.
