In short: Cannington is a rail-served activity centre 13 kilometres south-east of the Perth CBD, built around Westfield Carousel. Its housing runs from 1960s houses to brand-new apartments, and lenders treat those two ends very differently. Cannington is one of the few Perth suburbs where a first home buyer, a downsizer and an investor can all shop on the same street and end up needing three different lenders. That is a function of what has been built there over the past decade.

The suburb in one look

Cannington station sits on the Armadale line, roughly twenty minutes from Perth station, and the Albany Highway and Leach Highway corridors cross nearby. Westfield Carousel anchors the centre and has been substantially expanded, which pulled cafes, a cinema complex and higher-density residential development in behind it. The Canning River and the Kent Street Weir sit on the western edge.

The housing stock breaks into four groups:

  • Original 1950s to 1970s houses on 700 to 900 square metre lots, mostly on the eastern and southern sides.
  • Green-title and survey-strata villas built from the late 1990s where those lots were split.
  • Three and four-storey apartment buildings completed in the last fifteen years, clustered near the station and Carousel.
  • A handful of larger mixed-use towers with retail at ground level.

Activity-centre planning and why lenders care

Cannington has long been designated as a strategic metropolitan centre in the City of Canning, with planning settings encouraging higher density near the station and the shopping centre. Rezoning is good news for a landowner and mixed news for a borrower, because the more apartments a precinct delivers at once, the more cautious lenders become about that precinct.

What that caution looks like in practice:

Two rules drive most Cannington apartment surprises. The first is minimum internal floor area: a common threshold across lender policy is around 50 square metres excluding balconies and car bays, and some lenders sit higher. The second is exposure per building: once a lender has funded a set share of the units in one complex, it stops, regardless of how strong your file is. Neither rule shows up in a rate comparison, which is why we check the specific building before you make an offer.

Worked example: a Cannington apartment

Say you are buying a two-bedroom, 68 square metre apartment near the station for $430,000. Prices move, so treat this as an illustration of the maths, not a market forecast.

  • Lender A: standard treatment, 90% LVR. Deposit $43,000, loan $387,000, LMI payable.
  • Lender B: exposure already reached in that building, declines the security outright.
  • Lender C: will lend but caps this building at 80% LVR. Deposit $86,000, loan $344,000, no LMI.

The gap between Lender A and Lender C is $43,000 of your cash, on the same apartment, in the same week. Repayments, for illustration at 6.00% p.a. over 30 years:

  • $387,000 loan: $387,000 x 0.0059955 = about $2,320 a month.
  • $344,000 loan: $344,000 x 0.0059955 = about $2,062 a month.

Under the APRA serviceability buffer the lender assesses you at roughly 9.00% p.a., so the $387,000 loan is tested at about $3,114 a month. Run your own figures on the borrowing power calculator before you set a budget.

Grants, duty and the guarantee in Cannington

At the time of writing, for transactions entered into on or after 7 May 2026, Western Australia gives first home buyers a nil rate of transfer duty up to $600,000 and a concessional rate to $800,000, so the $430,000 apartment above would attract no duty for an eligible first home buyer. The $10,000 First Home Owner Grant applies only to a new home that has never been lived in, which many of Cannington's newer apartments satisfy. The First Home Guarantee price cap for Perth is $850,000, so almost all Cannington stock fits inside it and eligible buyers can enter with a 5% deposit and no LMI. Foreign buyers pay an additional 7% duty surcharge on residential property. Confirm current thresholds with the RevenueWA.

A new apartment can therefore stack the $10,000 grant with duty relief, but only if the lender will fund the building at the LVR you planned for. Get the finance answer before you get excited about the grant.

Investors in Cannington

Cannington's appeal to investors is the combination of rail, retail employment and a large rental pool including students and hospitality workers. Before you buy:

  • Strata levies on a building with lifts, a pool or a gym can run into thousands a year and come straight off your net yield.
  • WA land tax has no principal-place-of-residence exemption once a property is an investment.
  • Interest-only terms are usually approved for a set period and then revert, so model the reversion.

Frequently asked questions

Why would a lender refuse a Cannington apartment?

Usually one of three reasons: the internal floor area is below the lender's minimum, commonly around 50 square metres; the lender has already reached its exposure limit for that complex; or the building is very new and largely unsold. None of these relate to your income or credit file, which is why the same applicant can be approved elsewhere on the same day.

Does the $10,000 grant apply to a new Cannington apartment?

It can, provided the apartment has never been occupied and you meet the residence requirement. Established apartments and houses do not qualify. The grant is separate from duty relief, so an eligible buyer of a new apartment may receive both. Check the current amount and conditions with the Office of State Revenue before you rely on it.

Can I use the First Home Guarantee in Cannington?

Yes, if you meet the scheme rules and the price is inside the $850,000 Perth cap, which nearly all Cannington property is. You need a 5% deposit, owner-occupier intent, citizenship or permanent residency, and no property ownership in Australia in the last ten years. The guarantee removes LMI but does not override a lender's view of the security itself.

Is a villa a safer buy than an apartment here?

For finance purposes, usually yes. A two-to-four unit survey-strata villa is treated much like a house by most lenders, with no floor area or exposure issue and modest strata costs. It also gives you a courtyard, which matters for resale in a family suburb. The trade-off is a higher entry price than a small apartment.
