St Albans is about 16 kilometres north-west of the CBD in the City of Brimbank, on the Sunbury line. It is a working, densely settled suburb built out mostly from the 1950s to the 1970s, with a large and long-established Vietnamese community centred on the Alfrieda Street shopping area, alongside families from many other backgrounds.

What is changing around St Albans

Three things matter to a buyer looking at this suburb.

The hospital and university precinct. Sunshine Hospital sits on Furlong Road in St Albans, with Victoria University's St Albans campus nearby. Together they create steady local employment in health and education, and steady rental demand from staff and students who want a short commute.

Rail. The level crossings at Main Road West and Furlong Road were removed, and St Albans station was rebuilt with them. The Sunbury line now runs through the Metro Tunnel, changing where a St Albans train puts you in the city.

The Sunshine super-hub. Sunshine station, two stops away, is being developed as the interchange for regional services and the planned airport rail link. Infrastructure works do not change lending policy, but they do change what gets built nearby, and townhouse and apartment projects bring their own finance rules.

Housing stock and who buys it

  • Original 1950s to 1970s brick and weatherboard homes on 550 to 700 square metre blocks. The main stock, and the main first home buyer target.
  • Villa units and 1990s townhouses, often the entry point for single buyers.
  • Newer townhouses on subdivided blocks, particularly closer to the station and Main Road.
  • Larger blocks bought for redevelopment.

Buyers are typically first home buyers priced out of the inner west, families upgrading within Brimbank, and investors chasing yield near the hospital.

The duty numbers that decide your budget

Victoria exempts eligible first home buyers from land transfer duty at $600,000 or less, then phases duty in on a sliding scale to $750,000. The concession is calculated as the full duty multiplied by the price above $600,000, divided by $150,000. Because so much St Albans stock sits either side of $600,000, this table is worth reading before you set a ceiling.

You must live in the property for 12 months to keep the concession. Current thresholds are published at sro.vic.gov.au, and you can test your own figure on the stamp duty calculator. Note the $10,000 First Home Owner Grant applies only to a new home never previously occupied, valued up to $750,000, so it rarely helps on an established St Albans house but can apply to a new townhouse.

Worked example: a $620,000 first home

Say you and your partner buy a three-bedroom brick home in St Albans for $620,000 as first home buyers.

  • Duty is the full $32,270 multiplied by ($20,000 / $150,000) = $4,303, instead of $32,270. That is $27,967 you keep.
  • Under the First Home Guarantee, a 5% deposit is $31,000 with no lenders mortgage insurance. Without it, avoiding LMI would take a 20% deposit of $124,000.
  • Loan of $589,000. For illustration at 6.00% p.a. over 30 years, about $3,531 a month.
  • The lender assesses it at 9.00% under the APRA buffer, about $4,739 a month. That buffer, not the actual repayment, is what your income has to cover.
  • Add conveyancing, building and pest inspection, and adjustments. Budget a few thousand dollars beyond the deposit and duty.

Prices move, and a suburb that sits mostly under $600,000 in one year can sit mostly over it in another. The point is not the exact figure but the shape: every dollar of price between $600,000 and $750,000 costs you both the price and a slice of duty.

St Albans has a deep tenant pool: hospital and aged-care staff, students, and families. Can I buy in St Albans with a 5% deposit?

Yes, if you qualify for the First Home Guarantee. It allows eligible first home buyers to borrow up to 95% with no lenders mortgage insurance, and the price cap for Melbourne is $950,000, far above what most St Albans homes sell for. You must be an owner-occupier, an Australian citizen or permanent resident, and not have owned Australian property in the past 10 years.

Does the $10,000 First Home Owner Grant apply to an established St Albans house?

No. The Victorian grant is for a new home that has never been lived in, valued up to $750,000. An established house does not qualify no matter how well it has been renovated. A newly built townhouse in the suburb can qualify, and it can be combined with the duty exemption or concession if the price works.

How do lenders view an older weatherboard house?

Generally the same as any other house, provided it is structurally sound and habitable. Valuers may comment on condition, and a home needing significant work can be valued below the contract price, which changes your deposit. Order a building and pest inspection, and expect the lender's valuation rather than the sale price to drive the loan amount.

Is a thin credit file a problem for a first home loan?

It can slow things down but it is rarely fatal. Lenders want evidence you handle commitments, so a clean 12-month rental ledger, consistent savings and no missed utility or phone payments do a lot of work. Avoid buy-now-pay-later accounts and unused credit card limits in the months before you apply, because both reduce assessed borrowing capacity.
