Footscray is five kilometres from the CBD and one of Melbourne's most varied property markets: an apartment above the river, a Victorian terrace near the market or a converted warehouse, and lenders treat each very differently.

Buying in Footscray: what is different

Footscray station carries the Sunbury, Werribee and Williamstown lines plus V/Line services, so a train to Southern Cross takes minutes. Footscray Market, Victoria University's Footscray Park campus, the new Footscray Hospital and the Maribyrnong River are the anchors, and Barkly, Hopkins and Nicholson Streets carry the Vietnamese, Ethiopian, Indian and Nepali food strips that give the suburb its character.

The property types:

  • Apartments in the Joseph Road precinct and around the station, from small studios to family-sized three-bedroom units.
  • Period homes: Victorian and Edwardian terraces, weatherboards and Californian bungalows in Footscray, West Footscray and Seddon.
  • Warehouse and industrial conversions near the river and rail yards.

Apartments are where finance gets technical. Many lenders apply postcode policies to 3011: a lower maximum loan-to-value ratio in some towers, minimum internal sizes of roughly 40 to 50 square metres, and caps on how many units they will lend against in one building. Student and serviced apartments are often excluded altogether.

The temporary off-the-plan concession deducts construction costs incurred after the contract date from the dutiable value, which can push an apartment's duty base well below the price. It ends on 20 October 2026, so contracts need to be signed before then to benefit. Worked example: a first home buyer in the Joseph Road precinct

Say you buy a two-bedroom, 65 square metre apartment off the plan for $620,000 as your first home, settling in 2027.

  • Duty without concessions: $2,870 plus 6% of $490,000, which is $32,270.
  • First home buyer concession alone: $32,270 multiplied by $20,000 over $150,000, so about $4,303.
  • With the off-the-plan concession signed before 20 October 2026, the dutiable value may fall below $600,000, in which case the duty is nil. Confirm with the State Revenue Office at sro.vic.gov.au.
  • First Home Owner Grant: $10,000, because the apartment is new and under $750,000.
  • Deposit under the First Home Guarantee: 5% of $620,000, or $31,000, no LMI.
  • Loan: $589,000. For illustration, at 6.00% p.a. over 30 years the repayment is about $3,531 a month, before owners corporation fees.

The risk with off-the-plan is the valuation at completion. If the lender values the apartment at $590,000, your loan is capped against that figure and you need to find the difference, so we keep your pre-approval current and favour lenders with a track record in the building.

Period homes, renovations and investors

A terrace in Seddon or a bungalow in West Footscray is a conventional purchase, but many need work. We arrange purchase loans that allow for renovation funds, or a refinance after settlement to release equity once the property is titled in your name.

Investors are drawn to Footscray by rental demand from students and hospital and university staff. Frequently asked questions

Will a lender finance a small apartment in Footscray?

Usually yes above roughly 50 square metres of internal space, with a bedroom separate from the living area. Below 40 square metres the choice of lenders shrinks and the maximum loan-to-value ratio often drops to 70 or 80%. Studios and student accommodation are the hardest to finance. We check the floor plan and building against lender policy before you pay a holding deposit.

Can I use the First Home Guarantee for an off-the-plan apartment?

Yes, provided the contract price is under $950,000, you will live in it and the lender is a participating one. The guarantee is confirmed close to settlement, so your pre-approval must still be valid then. Long build times can mean a second application, which we manage for you.

What happens to my duty if I miss the 20 October 2026 off-the-plan deadline?

You lose the temporary concession, so duty is assessed on the full contract price, less any first home buyer exemption or concession you qualify for. On a $620,000 apartment that could be the difference between nil duty and around $4,300. The contract date is what counts, not settlement.
