Aspley sits about 13 kilometres north of the Brisbane CBD, strung along Gympie Road between Chermside and Bald Hills. It was built out mainly between the late 1950s and the early 1980s, and that single fact shapes almost every lending conversation we have about the suburb.

The housing stock and what lenders make of it

Walk the streets off Albany Creek Road and Maundrell Terrace and you see the same three shapes repeated: post-war highset timber homes with the downstairs later built in, 1970s low-set brick-and-tile houses with a carport and a Colorbond shed, and a scattering of 1990s brick homes on subdivided rear lots. Blocks are large by Brisbane standards, often 600 to 800 square metres, and many still have the original kitchen and bathroom.

Lenders treat all of this as standard residential security. A detached house on a full-size block in Aspley is the easiest security a valuer sees. Where a file gets interesting is condition. If the property needs work, a valuer reports it "as is" and may add a comment about the state of the wet areas or the wiring. That comment does not stop the loan, but it can:

  • push the valuation below the contract price, which lifts your loan-to-value ratio,
  • trigger a lender request for a builder's quote before settlement, or
  • lead to a retention, where part of the loan is held back until specified work is done.

Getting around, and why it matters to your budget

Aspley has no railway station. The Caboolture line runs to the east through Zillmere and Geebung, and most Aspley residents either drive to those stations or catch a bus down Gympie Road to the city. Aspley Hypermarket and the Aspley Village strip cover day-to-day shopping, with Westfield Chermside a few minutes south for everything else, and The Prince Charles Hospital in the same direction.

Two cars per household is the norm here, and car loans matter more than most buyers expect. A $35,000 car loan at, for illustration, 8.00% p.a. over five years costs about $710 a month. Because a lender assesses that repayment in full against your income, it can reduce your borrowing power by roughly $100,000 to $120,000. Worked example: renovating instead of moving

An Aspley couple bought in 2016 and owe $340,000 on a low-set brick home. A recent valuation for their lender comes back at $980,000. They want a new kitchen, an ensuite and a covered deck, quoted at $145,000.

Because the total stays well under 80% of value, no lenders mortgage insurance applies and the renovation can be drawn as a simple loan increase rather than a full construction facility. Queensland rules that apply in Aspley

Can I borrow to renovate an older Aspley house?

Usually yes. If you have equity and the work is cosmetic, most lenders will simply increase your loan and pay the funds to your account. For structural work with a licensed builder and council approval, you need a construction facility with staged progress payments and a valuation "on completion". The second path costs a little more in fees but funds a much bigger job.

Does Aspley qualify for the $1,000,000 First Home Guarantee cap?

Yes. Aspley is inside Brisbane City Council, which sits in the higher-cap band along with the Gold Coast and Sunshine Coast. That means an eligible first home buyer can purchase up to $1,000,000 with a 5% deposit and no lenders mortgage insurance, subject to the scheme's citizenship, residency and prior-ownership conditions.

Will a lender lend on a house with no approved downstairs?

It depends what is down there. Legal, approved living space adds value. Unapproved enclosed space under a highset house is common on Brisbane's northside and valuers generally exclude it from the living area, so the valuation lands lower than you expect. We ask for a copy of the council property report early so there are no surprises at the valuation stage.
