In short: Fortitude Valley is the postcode where apartment lending policy bites hardest in Brisbane. Some lenders apply a minimum internal floor area, commonly 50 square metres. Some cut the maximum LVR in high-density postcodes. Some cap how many loans they hold in one tower. GNT Finance identifies which lenders will fund your building before you bid.

The Valley sits immediately north-east of the CBD and has changed more than any other inner Brisbane suburb in twenty years. The Brunswick Street Mall, Chinatown, the James Street retail strip and the entertainment precinct now sit alongside thousands of apartments built since the Valley was declared a priority development area, with more again in adjoining Newstead and Bowen Hills.

The stock

There is very little detached housing left. What is for sale is:

  • New and near-new towers along Ann Street, Wickham Street and around the station, typically one and two-bedroom apartments with pool, gym and podium retail.
  • Warehouse and heritage conversions in the older brick building stock, often larger and more individual, sometimes with unusual titles.
  • 1990s and 2000s walk-up blocks of three to six storeys on the fringes towards Newstead and Spring Hill.
  • A small number of workers' cottages on the Spring Hill side, which are ordinary residential security and lend easily.

Fortitude Valley station is on the main northern line and every suburban service passes through it, so the transport case is as strong as anywhere in Brisbane. That is the reason the density exists, and the reason lenders watch the postcode.

The four policies that decide your deal

Note the second row carefully. If a lender caps a Valley apartment at 70% LVR, a $520,000 purchase needs $156,000 of deposit rather than the $26,000 a 95% loan would imply, plus costs. That is not a small adjustment to a plan. And because policy varies lender by lender and is reviewed regularly, the answer for the tower next door may be different from the answer for yours.

Worked example: two lenders, one apartment

You are buying a 47 square metre one-bedroom apartment in a 180-unit Valley tower at $455,000.

Lender A has a 50 square metre minimum. Your apartment is 47 square metres. Declined at any LVR.

Lender B accepts 40 square metres and above, but caps the LVR at 80% in the postcode.

  • Deposit required: $455,000 x 0.20 = $91,000.
  • Loan: $455,000 - $91,000 = $364,000.
  • Repayment, for illustration at 6.00% p.a. over 30 years: about $2,182 a month.
  • Body corporate levies at $6,000 a year: $500 a month.
  • Total monthly housing cost: $2,182 + $500 = $2,682, before rates, insurance and water.
  • Assessed at the APRA buffer rate of 9.00% p.a.: about $2,928 a month, plus levies.

If you had budgeted on a 10% deposit of $45,500 you are $45,500 short, and you would find that out after signing unless someone checked first. Run the numbers on the LVR calculator and the upfront costs calculator.

Buying off the plan in the Valley

Off-the-plan sales are common here, and they carry a distinct risk: your finance approval is based on today's income and today's expected value, but settlement may be two years away. If the completed apartment values below the contract price, you must fund the gap in cash. On a $600,000 contract that values at $560,000, the shortfall is $40,000 on top of your planned deposit, because the lender lends against the lower of price and valuation.

Practical protections: keep your borrowing capacity intact by avoiding new car loans and buy-now-pay-later accounts during the build, get a valuation ordered as early as the lender allows, and understand your sunset clause. Queensland rules for Valley buyers

At the time of writing, an eligible first home buyer pays no transfer duty on a new home at any price, which is directly relevant in a suburb full of new apartments. On an established apartment the exemption runs to $700,000 with a concession to $800,000. The First Home Guarantee price cap for Brisbane is $1,000,000, and the guarantee removes lenders mortgage insurance, though it does not override a lender's own floor-area or LVR policy. The First Home Owner Grant is restricted to new homes, and its value has moved more than once, so check what is payable today with the Queensland Revenue Office at qro.qld.gov.au. Foreign buyers pay an 8% surcharge on top of ordinary duty.

Investors

The Valley is an investor market as much as an owner-occupier one, driven by proximity to the CBD, the hospital precincts and the entertainment district. Depreciation on a new apartment is significant in the early years, and levies are the counterweight. Frequently asked questions

What is the minimum apartment size lenders will accept in Fortitude Valley?

There is no single answer, which is the point. A common threshold is 50 square metres of internal living area excluding balcony and car space, with some lenders going to 40 square metres at a reduced loan-to-value ratio and others declining below 50 outright. The measurement comes from the plan attached to the contract, not the agent's brochure.

Can I use a 5% deposit on a Valley apartment?

Only if the lender's own high-density policy allows it. The First Home Guarantee removes lenders mortgage insurance, but it does not force a lender to accept a security it would otherwise restrict. In practice, small apartments in large towers often attract a maximum LVR of 80% or lower regardless of the scheme, so we confirm the specific building first.

What happens if my off-the-plan apartment values below the contract price?

The lender advances against the lower of the purchase price and the valuation, so you fund the difference in cash at settlement. On a $600,000 contract valued at $560,000 with an 80% loan, the lender advances $448,000 and you need $152,000 rather than $120,000. Planning for that gap from the start is the only reliable protection.

Does the entertainment precinct affect valuations?

It can. Valuers note the immediate surroundings, and an apartment directly above or beside a late-night venue may be reported with a comment on noise, which some lenders read as a marketability issue. It rarely stops a loan on its own, but combined with a small floor area it narrows your lender options further.
