In short: Rochedale is Brisbane City Council's newest large residential estate, built on former rural land from the 2010s onwards. Nearly everything here is new or near-new, which puts Queensland's no-duty-on-new-homes rule for first home buyers squarely in play and makes construction lending the main game.
Rochedale sits about 16 kilometres south of the CBD, bounded by the Gateway Motorway, Priestdale Road and the Pacific Motorway corridor. For decades it was market gardens and small acreages inside the city boundary. From around 2012 the Rochedale Urban Community was released in stages, and the suburb now holds thousands of new dwellings with its own retail centre, schools and parkland. What makes Rochedale unusual
Most Brisbane suburbs are a mix of vintages. Rochedale is almost entirely one: modern two-storey rendered and brick homes on 300 to 500 square metre lots, plus terrace homes, townhouse precincts and a smaller number of larger lots on the estate edges. A handful of original acreage properties survive on the fringes and trade very differently from the estate stock.
For lending, three things follow.
New-home duty treatment applies broadly. At the time of writing, an eligible first home buyer pays no transfer duty on a new home at any price, and no duty on vacant land bought to build on. In a suburb where most stock is new, that is not an edge case, it is the default.
Construction and off-the-plan risk is common. Buying a lot and building, or buying a terrace home before completion, brings progress payments, on-completion valuations and a period of paying rent and interest together.
Comparable evidence is dense. Hundreds of similar homes mean valuations are predictable but rarely generous. A house-and-land package priced above the settled comparables will be picked up at valuation.

Worked example: building in Rochedale
- Land: $520,000. First home buyer transfer duty on vacant land to build on: nil at the time of writing.
- Fixed-price build contract: $520,000.
- Site costs, driveway, fencing, landscaping, blinds and connections outside the base contract: $45,000.
- Total project: $520,000 + $520,000 + $45,000 = $1,085,000.
The First Home Guarantee cap for Brisbane is $1,000,000, so this project sits above it and the guarantee is unavailable. That is a real constraint in Rochedale, where new house-and-land totals often exceed a million dollars. So:
- Deposit at 20%: $1,085,000 x 0.20 = $217,000.
- Loan: $1,085,000 - $217,000 = $868,000. LVR 80%, no lenders mortgage insurance.
- Repayment after handover, for illustration at 6.00% p.a. over 30 years: about $5,204 a month.
- Assessed at 9.00% p.a. under the APRA buffer: about $6,984 a month.
- During a twelve-month build, interest on an average drawn balance of roughly $600,000 at 6.00% is about $3,000 a month, payable alongside your rent.
Trim the project to $995,000 and the guarantee comes back into range, taking the deposit from $217,000 to about $49,750 and removing the mortgage insurance question entirely. That single threshold is worth planning around. Busway access and who buys here
Rochedale busway station and the park 'n' ride draw commuters from across the southside, and the Gateway Motorway puts the airport and the Gold Coast within easy reach. The buyer profile is mostly families moving up from Underwood, Springwood and Rochedale South, plus professionals who want a new house without going out to Logan or Redland Bay.

New homes generate strong depreciation deductions in the early years, which improves after-tax cash flow, and modern dwellings attract tenants and cost less to maintain. The offsets are a purchase price with the builder's margin in it, and land content that is smaller than an older suburb at the same price. Queensland land tax is assessed on unimproved land value above the state threshold, so a smaller Rochedale lot uses less of that threshold than a large older block. Frequently asked questions
Do I pay stamp duty on a Rochedale house-and-land package?
Duty is assessed on the land contract, and at the time of writing an eligible first home buyer pays no transfer duty on vacant land bought to build on, at any price. If you are not a first home buyer, duty applies on the land value only, not on the completed house, which is one of the reasons building can cost less in duty than buying an equivalent finished home.
Can I use the First Home Guarantee on a Rochedale build?
Only if the total of the land and build contracts stays within the $1,000,000 Brisbane price cap. Plenty of Rochedale projects exceed that once site costs, landscaping and upgrades are included. Working out early whether you will land above or below the cap changes your deposit requirement dramatically, so it is the first calculation we run.
What if my builder is delayed?
Most construction loans run twelve months from first drawdown. Lenders will usually extend with a letter from the builder explaining the delay, sometimes for a fee. Plan your rental arrangement with a buffer beyond the builder's estimated completion date, because a two-month overrun with a fixed lease end date is an expensive problem to solve at short notice.
Are the original acreage properties financed differently?
Yes. A larger lot on the estate fringe is valued against a much thinner set of comparable sales, and some lenders apply land-size limits above which the security is treated as rural residential rather than standard residential.
