Housing stock

Laurimar is the heart of Doreen: a 2000s and 2010s masterplanned estate with a town centre, Hazel Glen College on its doorstep and four and five-bedroom homes on 500 to 700 square metre blocks. Estates off Bridge Inn Road added newer homes through the 2010s. Then there is the other Doreen: acre-plus blocks along Yan Yean Road and towards Nutfield and Yarrambat, often with sheds, dams and septic systems. Prices sit above Mernda, reflecting block sizes and the school catchment, and larger properties push well past $1 million.

Transport

Doreen has no station; Mernda station is about 10 minutes west and Hawkstowe station in South Morang is a similar drive. Yan Yean Road and Plenty Road are the routes south. The CBD is roughly 30 kilometres, about 45 to 60 minutes by car.

Schools, shops and lifestyle

Hazel Glen College, Plenty Valley Christian College and Doreen Primary are the local schools. Laurimar Town Centre covers the daily shop, and Westfield Plenty Valley is 15 minutes away. Weekends are spent at the Plenty Gorge and the Laurimar lakes.

Frequently asked questions

Can I get a normal home loan on a Doreen property with acreage?

Up to about 2 hectares with a house, most lenders treat it as residential and lend up to 90% or 95%. Beyond that, or where the property has commercial farming, multiple dwellings or no mains water and power, the lender pool shrinks and LVRs drop to 70% to 80%. We check the title, zoning and services before choosing the lender.

Does the Nillumbik or Whittlesea side of Doreen matter for my loan?

Not to the lender. It matters for rates, planning rules and, for larger blocks, the zoning that determines what you can build. Whittlesea's growth-area zones allow subdivision in many places; Nillumbik's green wedge and rural living zones generally do not. That affects the valuation of any "development potential" you are paying for.

How do I buy in Doreen before my current home sells?

A bridging loan covers both properties for up to six or twelve months while you sell. Lenders assess the loan you will hold after the sale, so if that end debt is affordable, bridging is usually straightforward. The alternative is a subject-to-sale offer, which Doreen vendors accept less often in a competitive market.

Are there first home buyer grants for a new build in Doreen?

Yes. A house-and-land package or a never-occupied new home valued up to $750,000 attracts the $10,000 FHOG, duty is assessed on the land alone for packages, and the First Home Guarantee applies up to $950,000. Larger Laurimar homes above $750,000 miss the grant but can still use the Guarantee.
