Clyde North is the south-east's equivalent of Tarneit: a suburb of new estates, young families and building contracts. Almost every purchase involves a builder, a titled or untitled block and a lender releasing money in stages, so the finance is more involved than a standard home loan.

Buying in Clyde North: what to expect

Clyde North lies about 50 kilometres south-east of the CBD in the City of Casey, between Berwick and Cranbourne. Estates such as Berwick Waters, Eliston, Ramlegh Springs, Smiths Lane, Meridian and Clydevale supply most of the stock, and Selandra Rise, Casey Fields and the Thompsons Road shops are the local hubs. There is no station yet; commuters drive to Cranbourne or Berwick stations or reach the Monash Freeway via Clyde Road. Casey Hospital and the Dandenong South industrial precinct are the closest big employers.

What comes with a new-estate purchase:

  • A land contract, often for an untitled lot with a sunset clause and a title date months away.
  • A separate fixed-price building contract with a progress payment schedule.
  • A lender valuation of the finished home based on the plans, not the display home.

The land-only duty rule is the biggest saving in a house-and-land purchase. Because the house does not exist at the contract date, Victoria charges duty on the land price alone, and a Clyde North block is nearly always under $600,000. How construction finance works in practice

A construction loan is approved for land plus build, but only the land amount is drawn at land settlement. The builder then invoices at slab, frame, lock-up, fixing and completion, the lender inspects and pays each invoice, and your repayments during the build are interest-only on the amount drawn. Worked example: a couple building in Eliston

Suppose you buy a $340,000 block and sign a $380,000 fixed-price build, a total of $720,000, as your first home.

  • Duty: nil, because the $340,000 land contract is under the $600,000 first home buyer threshold.
  • First Home Owner Grant: $10,000, paid at the first construction drawdown.
  • Deposit under the First Home Guarantee: 5% of $720,000, or $36,000, no LMI.
  • Loan: $684,000. At land settlement you draw about $306,000; for illustration, at 6.00% p.a. interest-only that is roughly $1,530 a month while the slab is going in.
  • Once the build is complete, the full $684,000 converts to principal and interest. For illustration, at 6.00% p.a. over 30 years that is about $4,101 a month.

Lenders assess the full amount at 9.00% under the APRA buffer and want to see that you can pay rent and the interest-only land loan at the same time during the build. We model both before you sign.

Frequently asked questions

Can I get pre-approved before my Clyde North block is titled?

Yes, and you should. A pre-approval for land plus build lets you sign the building contract with confidence. Pre-approvals usually last three to six months, so if titles run late the lender asks for fresh payslips and a new credit check, which we manage for you.

What if the builder's price goes up before construction starts?

Fixed-price contracts protect you once signed, but site costs, variations and delays before signing can lift the total. Tell us straight away: the loan can often be increased if your borrowing capacity allows, and the First Home Owner Grant still applies as long as the finished value stays at or below $750,000.

Does the First Home Guarantee cover land and build together?

Yes. The scheme treats a house-and-land purchase as one property, and the $950,000 Melbourne cap is measured on the combined land and building contract price. Clyde North packages sit well inside it. You still need a 5% deposit and to move in once the home is complete.

Do lenders pay the builder directly?

Yes. At each stage the builder issues an invoice, the lender may send a valuer to confirm the work, and payment goes straight to the builder. You pay interest only on what has been released, and any contribution from your own funds is usually paid before the lender starts drawing.
