House-and-land, first and foremost

The typical Kalkallo transaction is two contracts: a land contract with a developer, settled when the title registers, and a fixed-price building contract with a volume builder. Lots are often sold twelve to twenty-four months before title, so the pre-approval you get today may need refreshing before settlement.

Lots run from 300 to 500-plus square metres, with townhouses around the Cloverton town centre. Kalkallo remains one of the most affordable places in Melbourne to build a new four-bedroom home, which draws first home buyers who have been renting in Epping, Lalor and Craigieburn.

Getting around

Donnybrook station, served by V/Line trains, is about five minutes east along Donnybrook Road, and the Hume Freeway interchange is two minutes away. The CBD is around 33 kilometres, or 40 to 55 minutes by car; Melbourne Airport is roughly 20 minutes.

Schools and community

Cloverton has a growing primary school precinct, while older students travel to Craigieburn or Mickleham. Daily shopping is at Cloverton's town centre, with Craigieburn Central about 12 minutes away. Frequently asked questions

My Kalkallo land does not title for another year. Can I get finance now?

You can get a pre-approval now, but no lender will formally approve a loan on land that does not yet exist as a title. Pre-approvals usually last 90 days, so we refresh yours as the title approaches. Keep your savings, income and credit stable in the meantime and tell us about any job changes early.

Does the First Home Owner Grant cover the deposit on a house-and-land package?

Not the land deposit. The $10,000 grant is paid at the first construction progress payment, after the land has settled. You need your own funds for the land deposit and settlement, although under the First Home Guarantee that can be as little as 5% of the total package price.

What if the builder's price goes up before I sign?

Most builders fix the price once you sign and pay the initial deposit, but a price hold from a display-home visit is not a contract. If the price rises, your borrowing must cover the new figure, so we check your servicing against the signed building contract before you commit. Variations after signing must be funded by you unless the lender agrees to increase the loan.

Are there lenders who will lend on a 300 square metre lot in Kalkallo?

Yes. Lot size is not usually an issue for mainstream lenders in an approved masterplanned estate, though a few lenders cap their exposure to a single new estate or apply a lower LVR to very small lots. We know which lenders have already funded homes in your street and choose accordingly.
