In short: GNT Finance is a Sunbury mortgage broker based about 25 minutes east in Mickleham, serving buyers across Sunbury's established township and its new estates such as Rosenthal, Kingsfield and Redstone. We arrange first home buyer loans with the stamp duty exemption and First Home Guarantee, construction loans for new builds, refinancing and investment loans, with no cost to you in most cases.

Sunbury is a town before it is a suburb, with its own main street and its own history at Rupertswood and Emu Bottom Homestead, yet it sits within the City of Hume on a Metro train line. Buyers get a country-town feel at a growth-corridor price.

Buying in Sunbury: what is different

Housing stock

Sunbury has three distinct markets. The established township around Evans Street, Jacksons Hill and Goonawarra offers 1970s to 1990s homes on large blocks, some with views over the Jacksons Creek valley. Then there are the new growth areas: Rosenthal to the west, Kingsfield and Redstone to the south along Sunbury Road and the Lancefield Road corridor, where house-and-land packages dominate and precinct structure plans have unlocked thousands of future lots. Prices are among the more affordable in the north-west for a suburb with Metro rail.

Transport

Sunbury station is the terminus of the Sunbury line, which now runs through the Metro Tunnel, giving a direct ride to Parkville, the CBD and beyond. The Calder Freeway is the main road link, about 40 kilometres and 45 minutes to the CBD; Melbourne Airport is roughly 20 minutes via Sunbury Road.

Schools, shops and lifestyle

Sunbury College, Sunbury Downs College, Salesian College and a wide spread of primary schools serve the town, and Sunbury Square, the Village Shopping Centre and the Evans Street strip cover retail. Weekends mean the Jacksons Creek trail and the winery country towards Macedon.

Loans and grants that matter in Sunbury

Sunbury falls within the Melbourne First Home Guarantee cap of $950,000. The right support depends on what you buy:

PurchaseSupport
Established home under $600,000Full first home buyer duty exemption; First Home Guarantee 5% deposit
Established home $600,001 to $750,000Sliding duty concession; First Home Guarantee
House-and-land in Rosenthal, Kingsfield or Redstone$10,000 FHOG, duty on land only, construction loan
Upgrading within SunburyBridging or subject-to-sale strategy, refinance of existing loan

Our house-and-land vs established guide is written for exactly this choice, which Sunbury buyers face more than most.

Worked example: two ways to buy in Sunbury

Two first home buyer couples, each with about $40,000 saved and combined income of $150,000.

ItemEstablished home, GoonawarraNew build, Redstone
Price$590,000$640,000 ($300,000 land + $340,000 build)
Land transfer duty$0$0 (land under $600,000)
FHOGnot available$10,000
Deposit (First Home Guarantee, 5%)$29,500$32,000
Loan$560,500approximately $598,000
Repayment, for illustration at 6.00% p.a. over 30 yearsabout $3,361 per monthabout $3,585 per month once fully drawn

The new build costs more per month but delivers a larger, newer home; the established home offers a bigger block and no construction wait. Check both on the stamp duty calculator.

How GNT Finance helps Sunbury buyers

Our office at 23 Astbury Crescent, Mickleham is about 22 kilometres east of Sunbury, a 25 minute drive along Oaklands Road and Somerton Road or via the Calder and Tullamarine freeways. Gorakh Timilsina meets Sunbury clients at home in the evening, by video, or at the Mickleham office.

Gorakh spent years as a senior credit officer assessing loans, and Sunbury applications often need that experience: a self-employed tradie building in Redstone, a couple with one income from the airport and one from a Sunbury small business, or a retiree downsizing from acreage into a township unit.

Nearby suburbs we also serve

From Sunbury we also cover Greenvale, Tullamarine, Roxburgh Park, Craigieburn, Mickleham and Broadmeadows, and buyers heading further out to Melton.

Frequently asked questions

Is Sunbury counted as Melbourne or regional for the First Home Guarantee?

Sunbury sits within the Melbourne price cap of $950,000, not the $650,000 cap that applies to regional Victoria. That gives Sunbury buyers plenty of headroom, whether purchasing an established home in the township or a house-and-land package in the new estates, and the same cap applies to Help to Buy.

Should I fix my rate on a Sunbury home loan?

It depends on your budget and how much certainty you want. Fixing part of the loan gives predictable repayments while keeping a variable portion with an offset for flexibility. Break costs can be significant if you sell or refinance during the fixed term, so consider how long you plan to stay. Our fixed vs variable guide walks through the trade-offs.

Can I get a construction loan for a Sunbury block with no town sewer?

In the township and the new estates, sewer is standard and construction loans are straightforward. On the rural-living edges around Wildwood or Bulla, blocks on septic systems and over two hectares may be limited to fewer lenders and lower LVRs. Tell us the address and we will check before you commit.

How long does it take to get pre-approved for a Sunbury purchase?

With payslips, bank statements and identification ready, most lenders issue a pre-approval within two to five business days. Auctions are common for established Sunbury homes, so we recommend having a pre-approval in place before you start inspecting. Our pre-approval guide lists what to gather.
