In short: GNT Finance is a Melbourne-based mortgage broker serving Warrnambool, Port Fairy, Koroit and south-west Victoria by phone, video and e-signature. We compare lenders for first home buyers, dairy families, sea-changers and investors, and apply the regional Victorian rules: a $650,000 First Home Guarantee cap, no duty for first home buyers to $600,000 and the $10,000 new-home grant. No cost to you in most cases.

Warrnambool sits at the western end of the Great Ocean Road, three hours from Melbourne by train or car, with a regional hospital, a Deakin University campus, a TAFE and the dairy industry that surrounds it. It has grown steadily as a lifestyle city, and Port Fairy next door draws holiday-home buyers at prices well above the rest of the region.

Warrnambool housing: what you are buying

  • Central and East Warrnambool: 1920s to 1960s weatherboard and brick homes on established streets near the CBD and the beach.
  • North Warrnambool: the growth front along the northern edge, with new estates and house-and-land packages.
  • Dennington and West Warrnambool: family homes at accessible prices near the dairy processing plants.
  • Port Fairy: heritage bluestone cottages and holiday homes, the premium end of the region.
  • Koroit, Allansford and Terang: farming towns with lower entry prices and a longer commute.
  • Dairy and lifestyle properties: working farms and small acreage that need a rural-minded lender.

Standard residential in Warrnambool is straightforward for every lender. Holiday homes in Port Fairy that are short-stay let, coastal properties with erosion overlays, and working dairy farms draw a closer look.

Worked example: a first home buyer in North Warrnambool

Say you buy a $560,000 near-new four-bedroom home in North Warrnambool as your first home.

  • Duty: nil under the first home buyer exemption. The general duty would be $2,870 plus 6% of $430,000, or $28,670.
  • Deposit under the First Home Guarantee: 5%, or $28,000. No LMI.
  • Loan: $532,000. For illustration, at 6.00% p.a. over 30 years the repayment is about $3,190 a month.

If the home is brand new and never occupied, the $10,000 First Home Owner Grant applies on top. Check other prices in the stamp duty calculator and see house-and-land packages for a build.

Who we help in Warrnambool

  • Dairy farmers, contractors and agribusiness owners with self-employed income. See self-employed loans.
  • Health and education staff at South West Healthcare and Deakin, including new arrivals on permanent residency.
  • Sea-changers from Melbourne selling a city home and buying by the coast. A bridging loan covers a purchase that settles before the sale.

  • Investors targeting rental demand from students and hospital staff. See investment property loans.

How we work with Warrnambool clients

A phone or video discovery call, secure document upload, lender comparison, electronic identity verification and e-signed documents, with your Warrnambool conveyancer handling the contract and settlement. The three-hour distance from Melbourne makes no difference to the process.

Nearby areas

Port Fairy, Koroit, Terang, Camperdown, Portland and Hamilton, and Geelong at the other end of the Great Ocean Road, which uses Melbourne's $950,000 cap.

Frequently asked questions

What is the First Home Guarantee cap in Warrnambool?

$650,000, the regional Victorian cap, at the time of writing. Geelong, at the far end of the Great Ocean Road, is treated as part of Melbourne with a $950,000 cap, but Warrnambool and everything west of it is regional. Since October 2025 there is no income test and unlimited places, and the federal eligibility rules apply.

Do first home buyers pay stamp duty in Warrnambool?

Not on a home up to $600,000, provided it is your principal residence for 12 months. A sliding concession applies to $750,000. These are Victorian rules and apply state-wide. Confirm the current thresholds at sro.vic.gov.au, and use our calculator for the figure at your price.

Can I finance a Port Fairy holiday home?

Yes. A second home is usually financed as an investment or holiday property at a slightly different rate, and lenders assess short-stay income conservatively. As a non-principal residence it is subject to Victorian land tax and, if left empty for long periods, vacant residential land tax. We explain both before you commit.

Can I get a loan with dairy farm income?

Yes. Lenders assess self-employed income from tax returns, usually two years, and dairy income varies with milk prices and seasons. We present the figures so the lender's credit team sees the underlying business, and we know which lenders are comfortable with agricultural returns. Working farms themselves may need a rural lender rather than a residential one.
