Craigieburn
Craigieburn is a growth-corridor suburb that has filled in fast. Newer estates on the northern and western edges sit alongside the original 1970s and 80s streets near the town centre. Craigieburn Central is the retail anchor, there is a large aquatic and leisure centre, and the suburb has a young, multicultural population with a strong Nepali, Indian and Middle Eastern presence. Streets are new, parks are new, and most of your neighbours are in the same life stage. It is a suburb built for young families, and it feels like one.
Sunbury
Sunbury predates Melbourne's suburban sprawl and still behaves like a country town that happens to be inside the metropolitan boundary. It has a walkable main street, heritage buildings, established gardens, the Jacksons Hill precinct and paddocks on the fringe. The Macedon Ranges start just up the road. Housing ages range from 1970s brick veneer through to newer estates on the town's edges. If you want a street with mature trees and a shed, Sunbury has far more of them.

Sunbury: established with pockets of new
Most Sunbury purchases are established homes, so the grant usually does not apply. What does apply:

The Craigieburn buyer ends up with more cash in hand and a new home with a builder's warranty, but spends months managing a build.
