Melbourne suburbs popular with Nepali families: home loan notes for each

Craigieburn, Mickleham, Epping, Lalor, Tarneit, Clyde North and more: what Nepali first home buyers should know about lending, grants and duty in each suburb.

In short: Melbourne's Nepali community is concentrated in the north (Craigieburn, Mickleham, Kalkallo, Donnybrook, Epping, Lalor, Thomastown, Wollert, Glenroy, Preston, Reservoir), with strong pockets in the west (Tarneit, Truganina, Point Cook) and south-east (Clyde North, Dandenong). Each suburb has a different mix of new estates and older homes, and lenders treat them differently, which changes your deposit, duty and grant.

Key takeaways

  • The First Home Guarantee cap for all of Melbourne is $950,000, so nearly every suburb here fits.
  • Victoria's duty exemption to $600,000 and concession to $750,000 matter most in the established northern suburbs; the $10,000 FHOG for new homes matters most in the growth estates.
  • House-and-land purchases pay duty on the land only, which is often nil for a first home buyer.
  • Lenders value new estates on completion and can be cautious about small lots, high-density townhouses and unregistered land.
  • PR holders can buy established homes; temporary residents cannot, and must buy new with FIRB approval.

Ask a Nepali family in Melbourne where their cousins live and you will hear the same suburb names. This is a working guide to those suburbs from a lender's point of view: the housing you will find, which grants and duty rules fit, and where lender policy can catch a first home buyer out. Suburb by suburb: housing type and lending notes

SuburbWhat you will mostly findHome loan note
CraigieburnMix of 1990s to 2010s estates and newer stages; the community's anchor suburbEstablished homes under $750,000 get duty relief; large lots value well; some newer townhouse pockets attract lender LVR limits
MicklehamNew house-and-land estates; GNT Finance's home suburbConstruction loans, land-only duty, FHOG; check land registration dates before signing
KalkalloNew estates, smaller lotsSame as Mickleham; valuations on small lots can come in under contract price
DonnybrookNewest estates in the corridor, titled and untitled landLong settlement on untitled land can outrun a pre-approval; plan for two approvals
EppingOlder established homes plus Epping North estatesEstablished homes often sit inside the duty-exempt range; strong rental fallback
Lalor1960s to 1980s brick and weatherboard on big blocks; Nepali shops on the main stripDuty exemption often applies; older homes need building and pest reports; renovation lending available
ThomastownSimilar to Lalor, some units and townhousesUnits under 50 square metres are hard to finance at 95%; houses are straightforward
WollertNew estates, house-and-land and completed new homesFHOG on new homes; check builder acceptance with the lender
TarneitLarge new and near-new estates in the westHigh volume of new stock; lenders may apply postcode concentration limits on some townhouse developments
TruganinaNew estates, some industrial adjacencyCheck zoning and flood overlays; construction lending common
Point CookEstablished 2000s estates, higher price bandMany homes above $750,000, so duty relief may not apply; Guarantee still fits under $950,000
Clyde NorthNew estates in the south-eastSame construction notes as the north; long commute affects living-expense assessment for some lenders
DandenongOlder houses, units and apartments; established South Asian hubApartments in the centre attract tighter lender policy; houses are fine
GlenroyOlder homes, townhouse infill, closer to the cityPrices often above $750,000, so no duty relief; townhouses value well
PrestonEstablished, higher prices, apartments near High StreetMany purchases sit above the duty concession; apartments need lender checks
ReservoirOlder homes, units and townhouses, growing Nepali presenceUnits and townhouses inside the duty-exempt range are common; check owners corporation fees

Worked example: two families, two suburbs

Family A buys an established $620,000 house in Lalor with the Guarantee. Deposit $31,000, loan $589,000, duty about $4,300 under the sliding concession (the SRO calculator gives the exact figure), no LMI. Monthly repayments for illustration at 6.00% p.a. over 30 years: about $3,531. They move in at settlement.

Family B buys a $700,000 house-and-land package in Mickleham: land $330,000, build $370,000. Deposit $35,000, FHOG $10,000, loan $655,000, duty on the land only (nil for a first home buyer under $600,000), no LMI. Repayments once fully drawn: about $3,927 a month. They keep renting for eight to twelve months while the house is built, paying interest only on drawn amounts.

Family B gets a newer home and lower upfront costs; Family A stops paying rent a year earlier. Our house-and-land versus established guide covers that decision, and the stamp duty calculator gives exact figures.

Community notes

Lalor and Thomastown have the longest-established Nepali shopping strip in the north, with grocers stocking Nepali staples, momo and thakali restaurants and weekend Nepali language classes nearby. Craigieburn and Epping are where families move for a bigger house; Mickleham, Kalkallo, Donnybrook and Wollert are where they build. Hindu temples and Buddhist gumbas across the north and west host Dashain, Tihar, Teej and Buddha Jayanti, and community association events are the best informal source of suburb and school advice. Tarneit and Truganina have their own grocers and restaurants, and Dandenong's South Asian precinct serves the Clyde North families.

Lender and document notes for new PR households

Whichever suburb you choose, the application is the same: passport and PR grant notice, two payslips and an ATO income statement, three months of bank statements showing 5% genuine savings, and a clean Australian credit file. Gifts from family in Australia need a gift letter; money from Nepal is not a lawful source under Nepal Rastra Bank rules and lenders will not accept undocumented funds. Lenders test at your rate plus 3 percentage points and treat regular remittances as expenses. For a new build, add the fixed-price build contract and council-approved plans. The full list is in our documents checklist; read our home loans for new migrants guide for the before-PR picture.

Frequently asked questions

Which northern suburb is cheapest to buy into for a first home buyer?

Established houses in Lalor, Thomastown, Epping and Reservoir most often fall inside the $600,000 duty-exempt band or the concession band to $750,000. New house-and-land in Mickleham, Kalkallo and Donnybrook usually has the lowest upfront cost because duty is on the land only and the FHOG applies. The cheapest choice depends on whether you can keep renting during a build.

Do lenders treat new estates differently?

Yes. Lenders value a house-and-land package on completion, may limit LVR on small lots or high-density townhouses, and require the land to be titled before settlement. Untitled land in Donnybrook or Kalkallo can take a year or more to register, so a pre-approval may expire and need renewing. A broker manages that timing.

Can I use the Guarantee in every suburb listed?

Yes, provided the price is under $950,000, you are a citizen or PR, you will live in the home and you have not owned property in Australia in the last 10 years. All 16 suburbs are inside the Melbourne cap. The lender must be on the Housing Australia panel.
