Housing stock

Lalor is a 1960s and 1970s suburb of three-bedroom brick-veneer and weatherboard homes on 550 to 700 square metre blocks. A growing number of blocks now carry two or three townhouses, popular with first home buyers who want something new without a construction wait. Lalor remains among the more affordable suburbs on the Mernda line, cheaper than Reservoir and Preston to the south, with strong rental demand.

Transport

Lalor station on the Mernda line is about 35 to 40 minutes to the CBD, and Thomastown and Epping stations are within a few minutes. High Street connects to the Ring Road and Cooper Street to the Hume. The CBD is roughly 19 kilometres, or 30 to 40 minutes by car.

Schools, shops and community

Lalor Secondary College, Lalor Primary and St Luke's serve the suburb, with Pacific Epping ten minutes away. Frequently asked questions

I became a permanent resident last year. Can I get a home loan in Lalor?

Yes. Permanent residents are treated like citizens by lenders and by the First Home Guarantee. What matters is your income, employment history and deposit. Some lenders want six months in your current job; others accept a shorter period if you are in the same industry. We match you to the right one.

Does money sent home to Nepal affect my borrowing?

Lenders review your bank statements and may treat regular remittances as a living expense. That is normal and does not stop an application, but it should be declared and explained. We prepare a short note with your application so the assessor understands them.

Can my parents in Nepal be guarantors?

Generally no. Australian lenders require the guarantor's security to be Australian residential property. Parents overseas can instead gift funds towards your deposit with a gift letter and transfer evidence. If relatives in Australia own a home, a limited guarantee from them is possible.

Are Lalor townhouses eligible for the $10,000 grant?

Yes, if the townhouse is new and has never been lived in, and the price is $750,000 or less. Between $600,001 and $750,000 you still receive a partial duty concession. A townhouse rented out before sale is not eligible, even if it looks new.
