Housing stock

Around Reservoir station and west towards Merri Creek are 1940s and 1950s weatherboards and brick homes on 500 to 650 square metre blocks, many now sites for two or three townhouses. East of Plenty Road, the stock is 1960s and 1970s brick veneer on bigger blocks. New townhouses are the entry-level product everywhere, often sold off the plan. Prices sit above Thomastown and Lalor and below Preston.

Transport

Reservoir, Ruthven, Regent and Keon Park stations are all on the Mernda line, roughly 25 to 35 minutes to the CBD, and Reservoir station was rebuilt when the High Street level crossing was removed. Tram 11 finishes at West Preston on the boundary. The CBD is about 12 kilometres, or 25 to 35 minutes by car.

Schools, shops and lifestyle

Reservoir High School and several primaries serve the suburb, shopping is spread across Broadway, Edwardes Street and Summerhill, and Edwardes Lake Park and the creek trails are the weekend spots. What happens if my off-the-plan Reservoir townhouse values below the contract price?

The lender bases the loan on the lower of the valuation and the contract price, so a shortfall must be covered from your own funds. We plan for this by keeping a buffer in savings and choosing a lender whose valuers know the Reservoir townhouse market.

Is the off-the-plan stamp duty concession available to first home buyers?

Yes, and it stacks with the first home buyer exemption. The concession deducts construction costs not yet incurred at the contract date from the dutiable value; if that value falls at or below $600,000 and you live in the home for 12 months, no duty is payable.
