Worked example: a first home buyer in Leneva
Say you buy a $520,000 near-new four-bedroom home in Leneva as your first home.
- Duty: nil under the Victorian first home buyer exemption. The general duty would be $2,870 plus 6% of $390,000, or $26,270.
- Deposit under the First Home Guarantee: 5%, or $26,000. No LMI.
- Loan: $494,000. For illustration, at 6.00% p.a. over 30 years the repayment is about $2,962 a month.

Which First Home Guarantee cap applies in Albury-Wodonga?
It follows the property. Wodonga, Leneva and Baranduda are in Victoria with the $650,000 regional cap. Albury, Lavington and Thurgoona are in New South Wales with the $800,000 regional NSW cap. The federal eligibility rules are identical on both sides, and since October 2025 there is no income test and unlimited places.
Is stamp duty cheaper in Wodonga or Albury for a first home buyer?
At the time of writing, NSW exempts first home buyers to $800,000 and Victoria to $600,000, so for a home between $600,000 and $800,000 the Albury side is cheaper on duty. Below $600,000 both sides are nil. The Victorian grant applies to new homes up to $750,000 versus $600,000 in NSW, which can tip a new build the other way. We calculate both.
Do lenders accept defence posting allowances?
Most do. Defence rental, district and posting allowances are treated as regular income by most lenders, in full or at a discount, and permanent ADF employment is regarded as stable. The differences between lenders are in how much of each allowance they count, so we match your pay statements to the most favourable policy.
