Worked example: a first home buyer and a villa unit

Say you buy a two-bedroom villa unit in Dandenong North for $520,000 as your first home.

  • Duty: nil. The general duty would be $2,870 plus 6% of $390,000, or $26,270, which is the amount the exemption saves you.
  • Deposit under the First Home Guarantee: 5% of $520,000, or $26,000, no LMI. Dandenong is far inside the $950,000 Melbourne cap.
  • Loan: $494,000. For illustration, at 6.00% p.a. over 30 years the repayment is about $2,962 a month, before owners corporation fees on the unit.

Frequently asked questions

Can a first home buyer in Dandenong get both the duty exemption and the First Home Guarantee?

Yes. They are separate schemes: the exemption is Victorian and depends on the price being $600,000 or less and you living there for 12 months; the Guarantee is federal and depends on a 5% deposit, owner-occupation and not having owned property in the last 10 years. Many Dandenong units and older homes qualify for both.

I run a business in Dandenong South through a company. How is my income assessed?

Lenders usually look at two years of company and personal tax returns and financial statements, adding back depreciation, one-off costs and interest on debts being refinanced. If the latest year is much stronger, some lenders use it alone. Low-doc options using BAS or an accountant's declaration exist for newer businesses.

Can I buy my factory unit in Dandenong South through my super fund?

Often yes. An SMSF can borrow to buy commercial property through a limited recourse borrowing arrangement, and your business can lease it from the fund at market rent. Deposits are larger and the structure has legal and tax requirements, so we work alongside your accountant and financial adviser.

Are there lender restrictions on new apartments in central Dandenong?
