My Truganina lot isn't titled yet. Can I get pre-approval?

Yes. Lenders can pre-approve you on your income and deposit before title, but the formal approval and valuation happen once the land is titled and registered. Pre-approvals typically last three to six months, so if title is delayed we may need to refresh it. We keep your file current so you can settle the land promptly when title issues.

How do progress payments work on a Truganina construction loan?

Your builder invoices at each stage: base, frame, lock-up, fixing and completion. The lender inspects or reviews the claim and pays the builder directly from your loan. Interest is charged only on the amount drawn so far. You usually make interest-only repayments during the build, then switch to principal and interest once the home is complete.

Can a guarantor help me buy in Truganina without a deposit?

Often yes. A parent can offer equity in their own home as additional security, which can bring your effective LVR under 80% and remove LMI even with a small savings balance. The guarantee is usually limited to a fixed amount and can be released once you've built enough equity. Both parties should get independent legal advice.
