In short: GNT Finance is a Melbourne mortgage broker helping Point Cook buyers, upgraders and investors compare home loans from a wide lender panel. We handle first home buyer loans, refinancing and investment lending across Sanctuary Lakes, Saltwater Coast and Featherbrook, mostly by phone and video, at no cost to you for our home-loan service in most cases.

Point Cook grew from paddocks beside the RAAF base into one of Melbourne's most populous suburbs in barely two decades, and its home-loan needs reflect that. Most streets were built through the 2000s and 2010s, so the typical enquiry we get is not a house-and-land package but a family that bought at the first release, has built up equity and now wants to upgrade, renovate or buy an investment property.

Buying in Point Cook

Point Cook sits about 25 kilometres south-west of the CBD, between the Princes Freeway and Port Phillip Bay. Master-planned estates define the suburb: Sanctuary Lakes around its golf course and lake, Saltwater Coast near the coastal park, Featherbrook to the west, and the older Innisfail and Boardwalk precincts closer to Point Cook Road. RAAF Base Williams and the Point Cook Coastal Park hem the suburb in on the south and east, which is one reason there is little new land left to release.

Transport is the constant conversation. Point Cook has no train station of its own; residents drive or take the bus to Williams Landing or Aircraft stations on the Werribee line, then ride roughly 25 to 30 minutes to the city, or take the Princes Freeway and Point Cook Road, which crawls at peak times.

Loans and grants that matter most in Point Cook

Because established homes dominate, the $10,000 First Home Owner Grant rarely applies here (it is only for brand-new homes). The levers that do work in Point Cook are the first-home-buyer duty concession, the First Home Guarantee and, for existing owners, refinancing and equity.

SituationWhat helps in Point Cook
First home buyer, established home under $750,000Stamp duty exemption to $600,000, sliding concession to $750,000
First home buyer with a 5% depositFirst Home Guarantee, no LMI, price cap $950,000 for Melbourne
Upgrader moving within Point CookBridging loan or sell-then-buy strategy, refinance at settlement
Owner since the 2000s with equityEquity release for renovation or investment, refinance to a sharper rate
InvestorInvestment loan with interest-only option, offset for tax clarity

If your Point Cook loan was set up years ago and never reviewed, the refinance calculator shows what a rate cut is worth, and our refinancing service does the comparison and paperwork.

Worked example: first home in Point Cook for $700,000

Say you're a couple buying a three-bedroom townhouse near Point Cook Town Centre for $700,000, your first property, with $35,000 saved plus enough for legals and moving costs.

  • Deposit: 5%, or $35,000, under the First Home Guarantee, so no lenders mortgage insurance. Loan amount $665,000.
  • Stamp duty: full duty would be $2,870 plus 6% of the amount over $130,000, which is $37,070. As a first home buyer between $600,001 and $750,000 you pay a proportion: $37,070 × ($100,000 ÷ $150,000), about $24,713. That's a saving of roughly $12,357.
  • Repayments: for illustration, at 6.00% p.a. over 30 years, $665,000 costs about $3,987 a month principal and interest.
  • Serviceability: assessed at 9.00% with the 3-point APRA buffer, so your income must cover roughly $5,351 a month on paper.

Run your own numbers with the stamp duty calculator and borrowing power calculator, then read the First Home Guarantee guide to check eligibility.

How GNT Finance helps Point Cook clients

GNT Finance is based at 23 Astbury Crescent, Mickleham, in Melbourne's north. Point Cook is across town, so almost all of our Wyndham clients work with us by phone and video: a discovery call, documents uploaded to a secure portal, and applications lodged electronically. We come to you in Point Cook for signings where practical.

Gorakh Timilsina, our founder, spent years as a Senior Credit Officer assessing applications before becoming a broker, so he reads a file the way a lender does. We work in English, Nepali and Hindi, which many Point Cook families appreciate. Learn more on our Nepali mortgage broker page or in how it works.

Nearby suburbs we serve

Point Cook buyers often compare against Werribee for larger blocks, Tarneit and Truganina for new builds, Hoppers Crossing for 1980s brick homes with room to renovate, and Wyndham Vale for lower entry prices. We cover all of them.

Frequently asked questions

Can I get the First Home Owner Grant on a Point Cook townhouse?

Only if the townhouse is brand new and has never been lived in, and the price is $750,000 or less. Most Point Cook homes are established, so the grant does not apply. You may still get the first-home-buyer stamp duty exemption or concession and use the First Home Guarantee for a 5% deposit without LMI.

Does Point Cook's lack of a train station affect my loan?

No. Lenders assess your income, debts, deposit and the property's value, not its commute. Point Cook is a well-established suburb with standard lending policy across our panel. A valuer will consider the estate, block size and condition, but the absence of a station has no bearing on your approval.

I bought in Sanctuary Lakes years ago. Can I use equity to buy an investment property?

Usually yes. If your home's current value comfortably exceeds your loan, you can typically borrow up to 80% of the value without LMI and use the difference as a deposit and costs for an investment purchase. We structure this as a separate split so the investment debt is clean for your accountant. See how to use equity.

Do I need to visit your Mickleham office?

No. Point Cook clients almost always deal with us by phone and video, with documents shared online. If a lender or solicitor requires wet-ink signatures, we arrange to meet you in Point Cook or nearby where practical, or organise a local witness. You get the same broker and the same lender panel either way.
