In short: GNT Finance is a Melbourne-based mortgage broker serving Traralgon, Morwell, Moe, Churchill and the Latrobe Valley by phone, video and e-signature. We compare lenders for first home buyers, energy and health workers and investors, and apply the regional Victorian rules: a $650,000 First Home Guarantee cap, no duty for first home buyers to $600,000 and the $10,000 new-home grant. No cost to you in most cases.

Traralgon is the largest town in the Latrobe Valley, two hours east of Melbourne on the Princes Highway and the Gippsland line. The Valley's power stations are closing over the coming years, and the region is working through that transition with a regional hospital, a university campus, timber and paper industries and a growing commuter population. Its house prices are among the lowest of any Victorian city its size.

Traralgon housing: what you are buying

  • Central Traralgon: 1950s to 1970s brick veneer and weatherboard homes on established streets, the bulk of the market.
  • Traralgon East and Glengarry side: newer estates and house-and-land packages, where most new building happens.
  • Morwell and Moe: the neighbouring towns, with older homes at some of the most accessible prices in Victoria.
  • Churchill: near Federation University, with a mix of family homes and rental stock.
  • Rosedale, Yinnar and the surrounding district: small towns and lifestyle blocks.

Standard residential in Traralgon is straightforward for every lender. Some lenders look more closely at the smaller Valley towns, where sales evidence is thinner, and at properties near the mine and power station sites. We check the address before you offer.

Worked example: a first home buyer in Traralgon

Say you buy a $450,000 established three-bedroom home in Traralgon as your first home.

  • Duty: nil under the first home buyer exemption. The general duty would be $2,870 plus 6% of $320,000, or $22,070.
  • Deposit under the First Home Guarantee: 5%, or $22,500. No LMI.
  • Loan: $427,500. For illustration, at 6.00% p.a. over 30 years the repayment is about $2,563 a month.

That repayment is below the rent on many comparable Traralgon homes, which is why the rent vs buy calculator is worth a look. Our deposit guide explains the options if you have less than 5% saved.

Who we help in Traralgon

  • First home buyers using the guarantee and the duty exemption. See first home buyer loans.
  • Energy sector workers whose employment is changing with the closures. Lenders want to see continuity of income, and we know which lenders take a sensible view of transition arrangements and new roles.
  • Health and education staff at Latrobe Regional Hospital and Federation University, including migrants on permanent residency.
  • Melbourne commuters buying a larger home in Traralgon and working in the city or hybrid, which lenders accept where the employment is permanent.
  • Investors attracted by low entry prices and rental yield. See investment property loans and the investment property cashflow calculator.
  • Refinancers on old rates. See refinancing.

How we work with Traralgon clients

A phone or video discovery call, secure document upload, lender comparison, electronic identity verification and e-signed documents, with your Traralgon conveyancer handling the contract and settlement. Clients who travel to Melbourne are welcome at our Mickleham office, but nothing in the process requires it.

Nearby areas

Morwell, Moe, Churchill, Sale and Warragul, plus the south-east growth corridor at Pakenham and Officer, which fall inside Melbourne's $950,000 cap.

Frequently asked questions

What is the First Home Guarantee cap in Traralgon?

$650,000, the regional Victorian cap, at the time of writing. Warragul and Drouin are also regional, while Pakenham falls inside Melbourne's $950,000 boundary. Since October 2025 there is no income test and unlimited places. You must be a citizen or permanent resident, 18 or over, buy as an owner-occupier and not have owned property in Australia in the last 10 years.

Do first home buyers pay stamp duty in Traralgon?

Not on a home up to $600,000, provided it is your principal residence for 12 months. A sliding concession applies to $750,000. These are Victorian rules and apply state-wide. Confirm the current thresholds at sro.vic.gov.au, and use our calculator for the figure at your price.

Are lenders worried about the Latrobe Valley economy?

Lenders treat Traralgon, Morwell and Moe as standard residential postcodes, and we have not seen the broad restrictions applied to single-industry mining towns. What lenders do assess is your own income continuity. If your employer is winding down, a signed offer for a new role or a documented transition package is what they want to see, and we present it accordingly.

Can I buy in Traralgon and keep working in Melbourne?

Yes. Lenders do not mind where you work as long as the income is verifiable and the employment is permanent or well established. Hybrid and remote arrangements are common now. The practical questions are about the property, not the commute, and standard residential in Traralgon is straightforward.
