Worked example: house-and-land in Riverdale for $700,000

Suppose you and your partner are first home buyers signing a $330,000 land contract and a $370,000 fixed-price building contract in Riverdale, a total of $700,000.

  • Stamp duty: charged on the $330,000 land only. As first home buyers under $600,000 you pay no duty at all. Buying an established $700,000 home instead would cost about $24,713 in duty even after the concession.
  • First Home Owner Grant: $10,000, because the home is new and the total is under $750,000. Most lenders let it count towards your contribution at the build stage.
  • Deposit: 5% of $700,000 is $35,000 under the First Home Guarantee, with no LMI. Loan amount $665,000.
  • After completion: the full $665,000 at 6.00% p.a. over 30 years is about $3,987 a month principal and interest.

Frequently asked questions

Do I pay stamp duty on a Tarneit house-and-land package?

Only on the land, provided the building contract is separate from the land contract. Most Tarneit lots are priced under $600,000, so eligible first home buyers pay no duty at all. If you buy a completed new home on a single contract, duty applies to the full price, with the concession scaling out at $750,000.

Can I use the $10,000 First Home Owner Grant as part of my deposit?

Generally yes. For a construction loan, most lenders apply the grant when the first progress payment is made and count it towards your contribution. You must be an eligible first home buyer, the home must be new and valued up to $750,000, and you must live in it for 12 continuous months starting within a year of completion.

What deposit do I need for a new build in Tarneit?

With the First Home Guarantee, 5% of the total land-and-build cost, no LMI, provided the total is under the $950,000 Melbourne cap and you meet the eligibility rules. Without the guarantee, most lenders want 10% to 20%, with LMI applying above 80% LVR. Genuine savings held for three months are usually expected either way.
