Worked example: a first home in Rosemeadow

Suppose you buy a four-bedroom brick home in Rosemeadow for $780,000 as your first home.

  • Transfer duty: nil, because the price is under the $800,000 exemption threshold. Run other prices through the stamp duty calculator, which handles NSW.
  • Deposit under the First Home Guarantee: 5% of $780,000, or $39,000, with no LMI.
  • Loan: $741,000. For illustration, at 6.00% p.a. over 30 years the repayment is about $4,443 a month.

Will a granny flat help me qualify for a bigger loan?

Sometimes. Lenders that accept granny flat rent usually take a percentage of it and want evidence it is council approved and leased separately. Others exclude it entirely. Tell us early so we can choose a lender whose policy counts the income.
