Say you buy a two-bedroom apartment in the Showground precinct for $950,000 as your first home.
- Transfer duty: a partial concession applies because the price is between $800,001 and $1,000,000; it tapers, so you pay part of the standard duty. The stamp duty calculator shows the NSW figure for your price.
- Deposit under the First Home Guarantee: 5% of $950,000, or $47,500, no LMI.
- Loan: $902,500. For illustration, at 6.00% p.a. over 30 years the repayment is about $5,411 a month.
A $1,400,000 house in old Castle Hill attracts full duty, but it still sits under the $1,500,000 First Home Guarantee cap, so a first home buyer could use the scheme instead of paying LMI.
