Worked example: a first home in Kingswood

Say you buy a three-bedroom home on a large block in Kingswood for $800,000 as your first home.

  • Duty: nil. The price is at the top of the First Home Buyers Assistance Scheme exemption, so no transfer duty is payable.
  • Deposit: 5% under the First Home Guarantee is $40,000, no LMI. Without it, the LMI calculator shows the premium on a smaller deposit.
  • Loan: $760,000. For illustration, at 6.00% p.a. over 30 years the repayment is about $4,557 a month.

Building in Jordan Springs or Caddens

House-and-land purchases use a construction loan, where the lender pays the builder in stages and values the finished home from the plans and fixed-price contract. The $10,000 First Home Owner Grant applies to a first home buyer's build up to $750,000 combined value. Land must be registered before settlement, so timing matters; the house-and-land packages page covers the two-contract structure.

Refinancing and investing in the Nepean

Owners who bought in Glenmore Park or Cranebrook years ago often have strong equity and a loan that has drifted above the market. Frequently asked questions

Is Penrith covered by the $1,500,000 or the $800,000 First Home Guarantee cap?

The $1,500,000 cap. The City of Penrith is part of the Sydney capital city area under the Home Guarantee Scheme, so the higher cap applies, unlike regional NSW at $800,000. Check the address at housingaustralia.gov.au; the guarantee is for owner-occupier citizens or permanent residents who have not owned property in Australia in the last ten years.

Can a self-employed tradie get a home loan in Penrith?

Yes. Most lenders want two years of tax returns and notices of assessment, while some accept one year or use BAS and business bank statements under a low-doc policy, and add-backs such as depreciation can lift assessable income. Our self-employed home loan guide explains what to prepare.

Does a granny flat in Kingswood count towards my borrowing power?

With some lenders, yes. If the granny flat is council-approved and leased at arm's length, part of the rent can be added to your income. Others ignore it or discount it heavily, and none count it if family live there rent-free. Tell us early so we choose a lender whose policy helps.

How do lenders treat land in the lower Blue Mountains?

Emu Plains and Leonay are standard residential and finance normally, but further up the mountains, bushfire-prone blocks or properties without town services may attract a lower LVR or a smaller lender pool. Ask us before you exchange on anything unusual.
