In short: GNT Finance is an independent mortgage broker for Chatswood and the lower North Shore, serving clients by phone, video and e-signature. We compare a national lender panel for apartment buyers above the duty concession thresholds, upgraders into the surrounding streets, investors and refinancers, and our home-loan service is at no cost to you in most cases.
Chatswood is the lower North Shore's business and shopping centre, where the Metro North West line meets the T1 North Shore line, with Westfield Chatswood, Chatswood Chase and The Concourse at its core. It is also a suburb where a first home buyer's budget can sit above every duty concession and still inside the First Home Guarantee, which changes the arithmetic.
Chatswood's two housing markets
- The centre: apartment towers along Victoria Avenue, Railway Street and Albert Avenue, from older buildings to new developments integrated with the interchange.
- The surrounding streets: Federation and Californian bungalow homes in Chatswood West and towards Willoughby and Artarmon, on leafy blocks near Lane Cove National Park.
Lenders view the centre with more caution than the streets: some cap exposure to a single tower, most apply a minimum apartment size (often 40 to 50 square metres, lender-dependent) and small studios attract a lower LVR. For houses, the constraint is usually income, because the loan is assessed at your rate plus 3 percentage points.
Where the thresholds fall for Chatswood buyers
At the time of writing, these are the settings for Sydney purchases. Confirm them with Revenue NSW and at housingaustralia.gov.au.
| Threshold | Figure | Meaning for Chatswood |
|---|---|---|
| First Home Guarantee cap (Sydney) | $1,500,000 | Most apartments and some houses |
| Duty exemption for first home buyers | Up to $800,000 | Smaller apartments only |
| Duty concession for first home buyers | $800,001 to $1,000,000 | Mid-range apartments |
| Above $1,000,000 | Standard duty | Common for two-bedroom apartments and all houses |
Worked example: a $1,140,000 apartment as a first home
Say you buy a two-bedroom apartment near the interchange for $1,140,000 as a first home buyer who is an Australian citizen.
- Transfer duty: standard duty applies because the price is over $1,000,000. Get the figure from the stamp duty calculator, which supports NSW.
- Deposit under the First Home Guarantee: the price is under the $1,500,000 Sydney cap, so 5% of $1,140,000, or $57,000, with no LMI.
- Loan: $1,083,000. For illustration, at 6.00% p.a. over 30 years the repayment is about $6,493 a month.
The guarantee makes the purchase possible with far less cash, but the loan is assessed at the buffered rate, so income does the work that deposit would otherwise do. The borrowing power calculator tells you whether the numbers are realistic, and our First Home Guarantee guide covers eligibility.
Buying off the plan in Chatswood
New towers near the station are usually sold off the plan, with settlement a year or more after exchange. Lenders will not approve unconditionally that far out, so you exchange on a pre-approval and reapply near completion, when the valuation and your circumstances are reassessed; any valuation shortfall comes from you. Our buying off the plan guide explains how to protect yourself, and a deposit bond can preserve your cash meanwhile.
Investors, upgraders and refinancers
Chatswood's tenants are professionals working in the local office towers, at Royal North Shore Hospital and in the CBD. Investors should model strata levies and lender rent shading in the investment property cash-flow calculator and read our investment property loans page. Upgraders into the surrounding streets often need a bridging loan, and owners with an older loan can compare in the refinance calculator or read about refinancing.
How GNT Finance works with Chatswood clients
We are based at 23 Astbury Crescent, Mickleham, in Melbourne's north, and serve Chatswood by phone and video, with early-morning and evening calls for professionals with full calendars. Applications are signed electronically, documents are uploaded securely, and our national lender panel gives you the full range. Gorakh Timilsina, our founder, assessed applications as a senior credit officer and structures high-value apartment loans so they clear the assessor's desk cleanly. We also work in Nepali.
Nearby areas
We also serve Hornsby, Castle Hill, the Sydney CBD and Strathfield. See our Sydney and NSW pages for the wider picture.
Frequently asked questions
Can I use the First Home Guarantee on a Chatswood apartment over $1,000,000?
Yes, provided the price is under the $1,500,000 Sydney cap at the time of writing and you meet the other rules: owner-occupier, citizen or permanent resident, no property owned in Australia in the last ten years. The duty concession ends at $1,000,000 but the guarantee does not, so you pay standard duty and still borrow with 5% down and no LMI.
Are studio apartments in Chatswood harder to finance?
Often. Many lenders require a minimum internal area, commonly 40 to 50 square metres, and lend at a lower LVR below it. Some also exclude very large buildings. We check the unit size and building against lender policy before you exchange.
Does a Metro-side apartment get a better valuation?
Not automatically. Valuers compare recent sales in the same and neighbouring buildings, so a location premium shows up only if comparable sales support it. Off-the-plan contracts signed at the top of a marketing campaign can value below the contract price at settlement.
How much income do I need for a Chatswood house?
It depends on the lender, your debts and household size, but the loan is assessed at your rate plus 3 percentage points, so the buffered repayment is the number that matters, not the advertised one. The borrowing power calculator gives a starting figure, and we then test it against several lenders' policies.
