In short: GNT Finance is a mortgage broker for Blacktown, Seven Hills, Doonside and Kings Park, working in English, Nepali and Hindi by phone, video and e-signature. We help first home buyers use the 5% deposit First Home Guarantee and NSW duty exemption, and we arrange refinances, investment loans and loans for visa holders across a national lender panel. There is no cost to you for our home-loan service in most cases.

Blacktown is one of Australia's largest and most multicultural local government areas, and for the Nepali community it is where families settle and buy their first Australian home.

Blacktown and its surrounds

The Blacktown town centre sits on the T1 Western line, with Westpoint Blacktown as the main shopping centre, Blacktown Hospital nearby. The M4 and M7 put Parramatta, the Hills and Western Sydney International Airport, scheduled to open in late 2026, within easy reach. Housing ranges widely:

  • Blacktown, Seven Hills and Lalor Park: 1950s to 1970s fibro and brick homes on generous blocks, many with granny flats or dual-occupancy potential.
  • Kings Park, Glenwood, Doonside and Quakers Hill: 1980s to 2000s family homes and townhouses.
  • Blacktown town centre: newer apartment blocks around the station.
  • Marsden Park, Schofields and The Ponds further north: house-and-land estates in the North West Growth Area.

Buying your first home in Blacktown

A first home in the City of Blacktown is one of the more achievable in Sydney, and the schemes fit well; the Sydney cap of $1,500,000 at the time of writing covers essentially every Blacktown home.

SchemeWhat it means in Blacktown
First Home Guarantee5% deposit, no LMI, no income cap; Sydney cap $1,500,000
First Home Buyers Assistance SchemeNo duty up to $800,000, concession to $1,000,000; vacant land exempt to $350,000, concession to $450,000
First Home Owner Grant$10,000 for a new home up to $600,000, or up to $750,000 for a house-and-land build
Help to Buy2% deposit with government equity share; income caps $100,000 single, $160,000 couple; check the current NSW price cap
Foreign purchaser surcharge9% for temporary residents and non-residents; FIRB approval needed

Confirm the current rules with Revenue NSW and at housingaustralia.gov.au, and run your own numbers in the stamp duty calculator.

Worked example: a Seven Hills house

Say you and your partner, both permanent residents, buy a three-bedroom brick home in Seven Hills for $900,000 as your first home.

  • Duty: the price sits in the $800,001 to $1,000,000 band, so you pay a reduced concessional amount rather than full duty. The stamp duty calculator shows the exact figure.
  • Deposit: 5% under the First Home Guarantee is $45,000, and no LMI is charged. Our genuine savings guide explains what counts, including money sent from family overseas.
  • Loan: $855,000. For illustration, at 6.00% p.a. over 30 years the repayment is about $5,126 a month.

Nepali-speaking service for Blacktown families

A large part of our client base is Nepali and South Asian, and Blacktown, along with Rockdale, Auburn and Hurstville, has one of Sydney's biggest Nepali communities. Gorakh Timilsina, our founder, is Nepali-Australian and explains every step in Nepali, Hindi or English, from gifted deposits to second-job income and visa changes. See our Nepali mortgage broker page and the home loans for new migrants guide. Visa holders can still borrow with the right lender; see visa holder home loans and our FIRB guide.

Refinancing and investing in Blacktown

Owners who bought in Blacktown or Seven Hills years ago often hold useful equity. A refinance can reduce the rate, consolidate debts or release equity for an investment purchase in Doonside; the refinance calculator shows the saving after fees. Lenders count only part of expected rent and assess every loan at the rate plus 3 percentage points.

How GNT Finance works with Blacktown clients

We are based at 23 Astbury Crescent, Mickleham, in Melbourne's north, and work with Blacktown clients remotely: evening video calls, a secure document portal and electronic signing. Gorakh assessed hundreds of applications as a senior credit officer before founding GNT Finance, so he knows what makes a lender say yes to a file with overseas gifts or multiple jobs.

Nearby areas

We also serve Marsden Park, Rouse Hill, Parramatta, Penrith and Auburn. Our Sydney and NSW pages cover the wider picture.

Frequently asked questions

Can a Nepali mortgage broker help me buy in Blacktown from Melbourne?

Yes. Loan applications are lodged electronically with lenders that operate nationally, and NSW conveyancing is handled by your solicitor or conveyancer. We speak to you in Nepali, Hindi or English by video or phone and sign everything electronically. The lender's valuer visits the property, not us, so our location makes no difference to the approval.

Does money from family in Nepal count as a deposit?

It can, with the right paperwork: a signed gift letter stating the money is non-repayable, plus bank records showing the transfer. Some lenders still want 5% of the price as your own genuine savings held for three months, so we match you with a lender whose policy suits your deposit.

Can I buy in Blacktown on a 482 or 485 visa?

Often yes, though the lender choice is narrower and you will usually need a larger deposit. Temporary residents generally need FIRB approval and pay the 9% foreign purchaser surcharge on top of normal duty. If permanent residency is close, it may be worth waiting; we can model both.

Will a granny flat increase my borrowing power?

Sometimes. If the granny flat is council-approved and separately leased, some lenders add a portion of the rent to your assessable income, while others ignore it or apply a heavy discount. Tell us the details early and we will use a lender whose policy works for you.
