In short: GNT Finance is an independent mortgage broker serving Auburn, Lidcombe and Berala in English, Nepali and Hindi, by phone, video and e-signature, with a national lender panel. We help first home buyers use the NSW duty exemption up to $800,000 and the 5% deposit First Home Guarantee, guide visa holders through lender and surcharge rules, and refinance existing loans. Our home-loan service is at no cost to you in most cases.
Auburn is one of Australia's most multicultural suburbs, and for Sydney's Nepali community it is a centre of gravity: Nepali grocers, restaurants and community events along Auburn Road, and families moving from rentals into a first apartment or house. Gorakh Timilsina, our founder, is Nepali-Australian, and many clients prefer to discuss their finances in Nepali. That is why Auburn households call a Melbourne broker.
Housing in Auburn, Lidcombe and Berala
Auburn station is on the T1 and T2 lines with quick trains to Parramatta and the city, Sydney Olympic Park and its Metro West station under construction are next door, and the M4 runs along the northern edge. The housing reflects a century of arrivals.
- Apartments near Auburn station: the largest group of first-home purchases, from 1970s walk-ups to recent buildings around Auburn Central.
- Federation and interwar cottages: between Auburn Road and the Botanic Gardens, often extended or replaced with a duplex.
- Post-war brick homes in Berala and Regents Park: family houses on regular blocks, popular with buyers moving up from a unit.
Families who bought a Berala house in the 2010s often refinance to cut the rate or fund a rental through investment property loans, and restaurant owners and rideshare drivers use our self-employed loans service.

Worked example: a first apartment near Auburn station
Say you buy a three-bedroom unit near the station for $720,000 as a first home.
- Transfer duty: nil under the First Home Buyers Assistance Scheme, because the price is under $800,000. Try other prices in the stamp duty calculator, which supports NSW.
- Deposit under the First Home Guarantee: 5% of $720,000, or $36,000, no LMI. Lenders usually want 5% genuine savings held for three months.
- Loan: $684,000. For illustration, at 6.00% p.a. over 30 years the repayment is about $4,101 a month.
Incomes are assessed at your rate plus 3 percentage points; start with the borrowing power calculator.
Visa holders and new permanent residents
Many Auburn enquiries come from people on student or skilled visas or with new permanent residency:
- Permanent residents and citizens can access the First Home Guarantee and NSW first home buyer schemes.
- Temporary residents generally need FIRB approval, pay a 9% foreign purchaser surcharge on top of duty, and face lower maximum LVRs with fewer lenders; some decline certain subclasses altogether.
Read home loans for visa holders, buying property as a temporary resident and FIRB approval for property first. Finding a lender that accepts your visa is often the whole job.
Nepali-speaking service, from Melbourne to Auburn
GNT Finance is based at 23 Astbury Crescent, Mickleham, in Melbourne's north, where much of our client base is Nepali. We serve Auburn the way we serve Craigieburn: a phone or video call in Nepali, Hindi or English, documents on a secure portal, e-signature and evening appointments. Gorakh Timilsina's years as a senior credit officer mean a file with overtime, a family guarantee or a visa question is packaged so an assessor can approve it. See our Nepali mortgage broker page.
Nearby areas
We also serve Parramatta, Strathfield, Bankstown and Blacktown. See the Sydney page and the NSW page.
Frequently asked questions
Can I get a home loan in Auburn if I speak Nepali better than English?
Yes. GNT Finance runs the whole process in Nepali if you prefer, from the first conversation to the loan offer. The lender's documents are in English, and we walk through them line by line so nothing is signed without being understood.
Do temporary visa holders pay extra duty in NSW?
Generally yes. At the time of writing NSW charges a 9% foreign purchaser surcharge on top of transfer duty for buyers classed as foreign persons, which includes most temporary residents, and FIRB approval is usually required. Some visas are exempt, so we check your subclass with Revenue NSW.
Are older Auburn walk-up apartments harder to finance?
Usually not, provided the unit has a reasonable floor area, a standard strata title and a building in fair condition. Very small studios and buildings with major defects or special levies can attract lower LVRs or a decline. We match the property to a lender comfortable with it.
Can my parents in Nepal help with my deposit?
Money gifted from overseas can be used, but lenders want a clear paper trail: a gift letter, evidence of the transfer and proof the funds are in your Australian account. Some still require part of the deposit to be your own genuine savings. We tell you what each lender needs first.
