In short: GNT Finance is a Melbourne mortgage broker for Hoppers Crossing home buyers, renovators and investors. We arrange first home buyer loans on established brick homes, refinancing, equity release and dual-occupancy finance, working by phone and video across Wyndham, at no cost to you for our home-loan service in most cases.

Hoppers Crossing is the established heart of Wyndham. While Tarneit and Truganina pour new slabs, Hoppers is 1970s to 1990s brick veneer on proper blocks, a train station on the Werribee line, Pacific Werribee at its doorstep and schools that have been there for decades. The lending we do here is different: fewer construction loans, more first home buyers on established homes, more owners unlocking equity, and a steady stream of subdivision and dual-occupancy projects.

Buying in Hoppers Crossing

Hoppers Crossing sits about 23 kilometres south-west of the CBD between the Princes Freeway and Old Geelong Road. Hoppers Crossing station gives a roughly 35-minute run to Flinders Street; the freeway is the alternative for those working in Laverton or Altona.

The suburb's biggest drawcard for buyers is block size. Most homes sit on 550 to 700 square metres, close to double what a new Tarneit lot offers. That gives room for a renovation, a granny flat or a two-unit subdivision, and it is why so many of our Hoppers Crossing clients are existing owners rather than newcomers.

Loans that suit Hoppers Crossing

NeedLoan approach
First home on an established blockDuty concession to $750,000 and First Home Guarantee 5% deposit
Renovating an original 1980s homeRefinance with cash-out, or a construction loan for structural work
Buying an investment property using your homeEquity release as a separate split, then an investment loan for the new property
Subdividing and building a second dwellingConstruction loan secured against the whole site, then refinance on separate titles
Rate reviewRefinance; many Hoppers loans were written years ago and haven't been re-priced

If your loan has sat untouched since you bought, our refinance calculator will show the annual difference a sharper rate makes. For anyone eyeing a second property, the equity calculator is the starting point. A first buyer purchasing a $680,000 original brick home here would pay about $19,131 in duty after the concession, against $35,870 at full rates.

Worked example: using Hoppers Crossing equity to buy an investment property

Say you bought your Hoppers Crossing home years ago, it's now valued at $750,000 and your remaining loan is $350,000. You'd like to buy a $600,000 investment property.

StepFigure
80% of your home's value$600,000
Less current loan$350,000
Usable equity without LMI$250,000
Investment purchase price$600,000
20% deposit needed$120,000
Stamp duty (investor, no concession): $2,870 + 6% of $470,000$31,070
Conveyancing and other costs, allowance$3,000
Total drawn from home equity$154,070
New investment loan (80%)$480,000
Total borrowings after purchase$984,070

For illustration, at 6.00% p.a. over 30 years, the $154,070 equity split costs about $924 a month and the $480,000 investment loan about $2,878 a month, both before rent and tax deductions. We keep the equity split separate from your home loan so the investment interest stays clean for your accountant. Lenders will test all $984,070 at 9.00% with the APRA buffer. Read how to use equity to buy an investment property and check the numbers on the investment property cashflow calculator.

Frequently asked questions

Is an established Hoppers Crossing home a good first home buy?

For many buyers, yes. You get a larger block than a new estate, you move in at settlement instead of waiting for a build, and homes priced up to $750,000 attract the first-home-buyer duty concession (full exemption at $600,000 or below). You won't get the $10,000 First Home Owner Grant, which is only for new homes.

Can I subdivide my Hoppers Crossing block and finance a second house?

Usually, subject to council planning approval. A construction loan funds the second dwelling against the whole site, and once the new titles issue you can refinance each property separately, sell one or keep both. Lenders want the planning permit, a fixed-price building contract and an as-if-complete valuation before they approve.

How much can I borrow against my home for renovations?

Most lenders let you refinance up to 80% of your home's current value without LMI, and some go higher with LMI. For a cosmetic renovation a cash-out refinance is simplest; for structural work with a builder, a construction loan releases funds in stages. We'll order a valuation first so you know the ceiling before you plan.

My loan is with the same bank I started with. Am I overpaying?

Quite possibly. Lenders often reserve their sharpest rates for new customers, and loans written several years ago can drift above the market. We compare your current rate against our panel, factor in switching costs and tell you honestly whether refinancing is worthwhile. Read our when to refinance guide first.
