Central Werribee is brick and weatherboard from the 1950s to 1980s on 600 to 800 square metre blocks, many now renovated or rebuilt; Harpley and Riverwalk add new homes on the fringe, and older unit blocks near the station suit first buyers and investors. Yes, if you're an eligible first home buyer, the price is $600,000 or less, and you'll live there for 12 months. Older units and some brick homes in central Werribee fall under that line. Between $600,001 and $750,000 a sliding concession applies, and above $750,000 you pay full duty.

Is Help to Buy available for an existing home in Werribee?

Yes, at the time of writing. The federal government contributes up to 30% of an existing home's price (40% for a new home), you need a 2% deposit, and income caps of $100,000 single or $160,000 couple apply. Do lenders treat Werribee South blocks differently?

Sometimes. Larger semi-rural lots, particularly over two hectares or with zoning that limits residential use, may face lower maximum LVRs or a smaller lender panel.
