Financing an apartment in Parramatta

Some lenders apply high-density rules to postcode 2150: a maximum exposure in any one tower, a lower LVR in very large developments, and a minimum floor area. Off-the-plan contracts add a second risk, because the valuation at settlement, not the contract price, sets your loan, and a shortfall is yours to fund. Worked example: a townhouse for a growing family

Say you are a couple buying a three-bedroom townhouse in Rydalmere for $1,200,000 as your first home.

  • Duty: the price is above the $1,000,000 First Home Buyers Assistance Scheme ceiling, so full transfer duty applies. Use the stamp duty calculator for the amount and the upfront costs calculator for the rest.
  • Deposit: because the price is under the $1,500,000 Sydney cap, the First Home Guarantee still applies. A 5% deposit is $60,000 and no LMI is payable.
  • Loan: $1,140,000. For illustration, at 6.00% p.a. over 30 years the repayment is about $6,835 a month.

Upgraders, refinancers and investors

Frequently asked questions

Do lenders limit loans on apartments in Parramatta towers?

Some do. Lenders manage their concentration risk by capping the number of units they finance in one building and by applying tighter LVRs to high-density postcodes, which can include 2150. Because policies differ across our national panel, we can usually find a lender that accepts the building at a workable LVR.

Can I use the First Home Guarantee on an off-the-plan unit in Parramatta?

Yes, provided the contract price is within the $1,500,000 Sydney cap at the time of writing and you meet the citizenship, residency and prior-ownership rules. The guarantee is confirmed at settlement, so your eligibility and the valuation both need to hold up when the building is complete.

Is a Westmead investment unit easy to finance?

Generally yes for an established unit in a small block. Lenders like the rental demand from hospital staff, but they will count only part of the rent, usually around 70 to 80% of the appraisal, and apply the 3 percentage point buffer. Our investment property guide covers the structure.

How long does a Parramatta purchase take from pre-approval to settlement?

Pre-approval typically takes days to a couple of weeks depending on the lender, formal approval follows the valuation, and settlement is commonly six weeks after exchange for an established property. Off-the-plan settlements follow the developer's completion date, often a year or more away, so the loan is finalised closer to then.
